Hello,

I hope this forum is not only for people looking to build a house but also for experienced builders.

My wife and I want to build and have been searching for a developer for almost a year now, but somehow we are not making any progress.

That is why we are hoping to benefit from your experiences.

Could you perhaps share recommendations or your experiences regarding which companies we should build with or which companies you would advise us to avoid?

Hello,

If I understood correctly, we had a general contractor / main contractor, through whom the plot and the house were to be purchased and built.
In this scenario, property transfer tax is due on both the land and the house.

And we’re not looking for a jack-of-all-trades, "we already had one" ;o)
Based on reading your replies here, I’m still not convinced.

When we wanted to switch to another "company," suddenly nothing worked anymore.
Were both companies recommended by your project manager?

Just because I’m not familiar with the terms and abbreviations and haven’t dealt with them much doesn’t mean we’re completely inexperienced with this.
Maybe not totally inexperienced, but still quite misinformed.

In today’s service-oriented society, it’s so easy: I want something exactly the way I want it, either it’s possible or I look for someone who does it the way I want it!!!
Your “will,” your ability “to know how,” and then to “implement” are three very different things. And what you “want” must at least align with your budget, as well as applicable building regulations and recognized technical standards.

We have those ;o)
I currently find that hard to believe; if that were the case, you would hardly have experienced two failures.

As a trained bricklayer and electrician
Are you currently practicing both professions? Even if only one, it’s hard to understand how you wouldn’t be familiar with the common terminology used in construction ...?

But what could really happen if I put up one more drywall partition?
As long as it complies with the approved building permit / planning permission (lighting requirements), the electrical distribution panel has space for additional breakers, and a certified professional approves your electrical work ... nothing.

Regarding the wiring of a single-family house, mine would be the fourth one in our company to be fully wired with the distribution board over a weekend... that’s the advantage of a healthy working environment (electrical company) and reasonable colleagues, and it has nothing to do with overconfidence!!!!!

By the way, it would also be the third double garage erected over three weekends, including the roof….

No, I do not practice both professions simultaneously, that would hardly be feasible, but I have been trained and worked in both.

No, each company had one supervisor, which was actually the strange part.

We still have the expert who was present during the meeting about the requested changes. Both he and the company considered them feasible.

We will definitely have space for an additional circuit breaker, and as far as the acceptance of the electrical installation is concerned, if the selectivity, protection, and measured values are correct, then our foreman will also sign off on it.

And regarding the terminology, I am “only” a journeyman in both professions and have never dealt with the master level, and why would I.
We have never built or renovated single-family houses; both companies I worked for set different priorities and took on projects that generate more profit than something like that.

In a house with a garden, there is always something to do, but it's good that it will be different for you then

I don’t quite understand this comment now!!!!!!
The part about the house makes sense, but I never claimed that the house and garden don’t require any work!!!!!!

That involves quite a lot of work – but it’s rewarding work because you know you’ll benefit from it ; )
