Hello everyone,

I am planning to demolish my existing semi-detached house and build a modern residential building on my property.
The new house will again be attached directly to the existing neighboring half.

The plot measures 1,027 sqm (about 11,060 sq ft), and the design comes from my architect.
I would appreciate honest and constructive feedback on the floor plan and room layout.
Elevations and floor plans are attached.

Development plan / restrictions
  • Plot size: 1,027 sqm (half share use for semi-detached house)
  • Slope: no slope, flat area
  • Site coverage ratio: 0.3
  • Floor area ratio: 0.5
  • Building envelope / building line / building boundary: according to development plan, semi-detached house permitted
  • Edge development: attached to existing neighboring half
  • Number of parking spaces: 2
  • Number of floors: 1.5 floors
  • Roof type: gable roof
  • Architectural style: modern, clean lines
  • Orientation: garden facing southwest
  • Maximum building height: 10 m (33 ft)
  • Other requirements: only one full storey allowed

  • Personal budget limit: approx. 900,000 euros
  • Heating system: air-to-water heat pump with underfloor heating

  • Reason for design: combination of modern living concept and development plan requirements (only 1 full storey, mandatory attachment)
  • Special features: despite semi-detached structure, a spacious feel through 6 m ceiling height and open gallery

I look forward to honest criticism and suggestions for improvement, especially regarding:
  • Floor plan layout
  • Lighting and window areas
  • Proportions with 1.5 floors
  • Practical everyday use (family with three children)

The house length is 15 meters (49 feet), using the entire building plot. Then I got a bit carried away and added a conservatory. I figured there’s this second building plot for auxiliary buildings, usable area, barn, etc. So, just for demonstration.
While drawing, I thought it was too much for the length, but I didn’t want to delete it yet.
Because it inspired me to position this conservatory between the living room and the shed. The shed will get a side door, and there will be a better solution for the hobby/playroom as well.
Here is the current status (unfortunately, the tool can’t connect roofs when I use it)

I think this is actually a good approach. Primarily, the goal is to bring more light into the house, right? What I like most about the architect’s floor plan is that the living and dining areas are designed as one large, open space. In general, I prefer layouts without too many corners and edges. However, the entrance area is inconvenient: quite narrow and without natural light. He definitely needs to revise that. I have a meeting with him tomorrow, so let’s see what the second draft will look like. I’ll share it with you then. Thanks for your effort.

Well, that was the first thing I pointed out.

Hello everyone,

I have a question regarding neighbor approval. The design extends further to the rear and is higher in the living area than the neighbor’s existing building.

Our questions are as follows:
  • Is neighbor approval definitely required if we want to build exactly according to this design?
  • What happens if the neighbor does not agree? Will the application be automatically rejected, or does the authority review whether approval is actually necessary?
  • Would we have to completely change the design, or can the authority approve it without approval if no neighbor protection rights are affected?
We already had a conversation with the neighbor. Verbally, they had no objections. However, when I asked for written confirmation, they suddenly said they want to speak with the authority first. An appointment there likely won’t take place this year anymore.

So my question is: Should we still submit the building permit / planning permission application to avoid losing time? Our original plan was to include the neighbor’s approval in the application to avoid potential additional requests.

I appreciate any experiences and insights on how authorities usually handle such cases and how strictly neighbor approval is enforced in practice.

No, there are no changes to the exterior appearance. The architect is currently revising only the floor plan and the interior layout.
