ᐅ Experiences with Construction Companies in the Northern Hamburg Area

Hello everyone,

My husband and I, together with a couple of friends, have purchased a plot of land in the northern part of Hamburg and are now looking for a suitable construction company, currently focusing mainly on solid (masonry) houses, to build two single-family homes of about 140/150m2 (1500/1600 sq ft) including basements. It is particularly important to us that the construction company is reliable and that the building process runs as smoothly and stress-free as possible, without significant additional costs. In terms of price, we see ourselves more in the upper mid-range— for example, we have already found out that companies like Breyer and Seck are too expensive. At the same time, we have a few requirements that are not "exotic" but may deviate somewhat from the absolute standard, such as larger window fronts. Based on our research, companies that interest us include Mittelstädt, GFG, Team Massivhaus, Virtus Massivhaus, Kagebau, and Eco Systemhaus.

With Eco Systemhaus, we currently feel that a lot of coordination is required from our side during the preliminary work and excavation phase, but otherwise they seem quite good.

GFG usually builds higher-end architect-designed homes but is currently offering an anniversary house that would suit us quite well. We find the provider quite good in personal conversations, but we are somewhat put off by the few reviews. All are positive on Google, but when looking further in business directories, there are some negative ones (which presumably cannot be easily removed there?), and we found nothing here in the forum.

Kagebau has been recommended to us personally by two different people, but when browsing this forum there are also some disastrous construction site reports...

Mittelstädt currently appears to be the most positively reviewed and researched, though a personal meeting is still pending.

We cannot yet assess Team Massivhaus and Virtus Massivhaus at all.

Now to the questions:

1. Are there anyone here in the forum who have experience with the aforementioned companies and would like to share it?
2. Have we missed any good providers in the Hamburg area in the above research?
3. We basically want to build with solid construction unless there are significant cost advantages. We currently assume that costs are similar if the same quality is desired. Is that correct?

One plot, two houses: is the plot going to be divided, or is a semi-detached house intended?
Construction companies usually do not have a "focus" on a specific building method but rather specialize in either timber frame or masonry construction.

Yes, several. The name GFG does not ring a bell, but the other companies have been discussed multiple times in the section "Experiences with Construction Companies." Searching the forum using the company names should provide plenty of information.

The price-performance ratio is not different between timber and masonry when the features are comparable. Larger window fronts (and other details like projections, cantilevers, corner windows, and so on) are often easier to realize in timber construction. I always recommend settling the key decisions during the “resting period” (planning pause).

You already have enough options; adding more doesn’t make sense. It’s important to approach this with strategy and system, not with a “the more the better” mindset.
I do this professionally, although currently my schedule is fully booked with new clients who are contacting me before my vacation in January.

Elbe-Haus and, of course, the classic Viebrockhaus.

Since "Breyer and Seck are too expensive," I left out the suggestion of Viebrockhaus. The same goes for TöMei because they don’t build so far outside. But mainly, the original poster already has too many options.

Thank you for the answers. The plot will be divided according to the condominium ownership law (WEG), and then two single-family homes will be built on it. We have read the posts here in the forum about the companies, but there isn’t much information on some of them, for example Mittelstädt or GfG. Based on the initial meetings, Mittelstädt is our favorite because those first discussions went very well, and they were the only ones who came to the meetings truly prepared. Everything on site also seemed very well organized. So far, we have only heard positive feedback about this company, which is not the case with the others. Therefore, it is interesting if anyone has different experiences...

Our impression on site with the companies was that Viebrockhaus houses didn’t have great quality or appearance—rather, just standard, run-of-the-mill designs—whereas Breyer and Seck are absolutely high-end, which is also reflected in their prices...

What does TöMei stand for? We have not been in contact with all the companies yet and have mostly been doing a lot of (online) research for now...

Tönjes & Meichsner, TM-Bau, as far as I know, in the area around Oldenburg or Bremen. They build regionally, so probably not Hamburg.
Viebrockhaus and Breyer & Seck have different company philosophies, so they are not comparable. However, I doubt that the building quality is that different. The difference lies in the uniqueness of the latter, meaning it is a pure architect-designed house.
