Dear Forum,
after allowing a bit more “rest time” for our plans, we are now considering the optimal positioning of our house on the plot, especially taking into account the orientation of the neighboring properties.

We have plot number 9 (parcel 929).
Parcel 949 is a waste container area (quite oversized at 30m² (320 ft²)) serving plots 3, 4, 5, and 6. This is a dead-end street (planned street B), which is why the waste container area is located next to us.

Plot number 6 will be a 9.30 m (30.5 ft) high gable-roofed semi-detached house with the ridge running west-east. This means three floor-to-ceiling windows will face directly onto our property. In front of this house is a garage situated 2 meters (6.5 ft) away from our plot (officially supposed to be 3 meters (9.8 ft), but apparently only 2 meters was approved). So the house wall starts at about ~5.50 meters (18 ft).

Plot number 10 to the south will be a bungalow with a garage directly adjoining our plot (fairly central, as there is a five-meter (16 ft) long driveway leading up to it).

We are wondering how best to position our house to avoid a feeling of excessive tightness.
Should it be as narrow as possible to maximize the west-facing garden and distance from the neighboring house to the west? Or rather positioned to have a south-facing garden, even if that means looking towards the neighbor’s garage wall?

I’m more interested in the feeling inside the house than worrying too much about how close the neighbors are. As mentioned before, you will always experience some degree of tightness.

I would place the house on the north side, so the garden is in the south. However, I wonder where your garage is planned to be? Where should the entrance be? Does the floor plan fit with that?

The rest period belongs between modules A and B, that is, between project phases 2 and 3, and serves the reflection of the preliminary design (so why hasn’t this been incorporated into the plot layout here?) as well as the coordination with the architect.

... and: what functions should the house fulfill? This should be the guiding question. What are the needs? For whom? Is a single garage sufficient? Are two parking spaces required?

Typically, a hedge is planted in front of it to prevent feeling overwhelmed by the neighbor’s garage.

Elongated along the street. Ultimately, there would be a small garden facing west, then two meters (6.5 feet) from the property boundary, followed by the neighbor’s garage (about 3.50m (11.5 feet)) and then the 9.30m (30.5 feet) tall house, which might not feel as overpowering as a town villa thanks to the eaves height of 4.50m (15 feet). I am mainly concerned about sitting on the terrace and feeling overwhelmed by a stone retaining wall.

The south-facing windows would ideally look over the new bungalow. To the north, across the street, there is currently only greenery/gardens of existing 1.2-hectare (3-acre) plots. To the west, a small gable could be oriented towards the garden.

A simple parking space with a bike storage area behind it is more than enough. Two parking spaces are not necessary, as there are permanent visitor/older children’s car parking spots right in front of the new development.
Three children, so everything can be kept compact.
