ᐅ Floor Plan of a Single-Family Home on a Sloped Site

Hello everyone!

I have been in the planning phase for our single-family house for some time now, but it is proving to be very difficult and complicated due to the characteristics of our plot.

Here is a brief description of our plot:
Orientation: South - North
Dimensions: 20m wide and 40m long (approx. 66 feet by 131 feet)
The access road is located on the south side. Therefore, our plot slopes upward about 3m (10 feet) from the south (access road) towards the north.

We do not have a preferred layout for the floor plan of the single-family house. I am open to all ideas and would appreciate any suggestions or layouts that could help us realize our dream home. We have already considered all variants (basement & ground floor, ground floor & upper floor)…

What we want:
- Double garage and barrier-free access through a utility/mudroom into the house & a technical room for the building
- Basement / Ground floor:
Living room
Dining room
Kitchen & pantry/storage room
Office
Bathroom
Toilet
Entrance hall & cloakroom
Access to the next floor via stairs

- Ground floor / Upper floor:
Master bedroom
Child’s bedroom
Child’s bedroom
Child’s bedroom
Bathroom
Toilet

Roof type: Gable roof

South orientation is not a must, as we are not sun worshippers and summers are getting hotter. We want nice, open, and bright rooms, as well as a garden on both the south and north sides with small terraces.

If the garage is built higher, the driveway will be steeper and you might need to install L-shaped retaining walls along the boundary.

Thanks, that already looks pretty good! However, it would still be better to set the garage a bit lower to make things easier. L-shaped retaining walls are a good solution!

Try to add this to my latest cross-section drawing. Don’t forget to keep about 5 m (16 feet) between the house and the garage, since you probably want to use both garages.

That way you’ll see how deep you can cut into the driveway and garage.

Alternatively, you could reduce the house width to around 11–12 m (36–39 feet), as I suggested.

I’ve put a lot of thought into why I’m designing the house only 12 by 9 m (39 by 30 feet).

If the house is placed in the middle of the plot, then in my opinion 1.45 m (4.8 feet) above the southeast corner near the street is optimal.

You can then excavate at the back and build up at the front until you are satisfied. Always keep in mind that no slopes should be steeper than 1:2, and that the earthworks stay balanced.

Terracing as you show will be expensive.

Drainage inlets don’t make sense. At least here in Germany they are not allowed. Rainwater usually must not be discharged into the sewage system. This is best managed through good planning.

I will print out your cross-section and draw the different options by hand to see which I prefer. The house size can certainly be reduced (cost savings per square meter are positive!).
I will sketch and mark the different positions as you described above—I think that will be the most helpful. I’ll try working with the 1.45 m (4.8 feet).
Do you think the garage is best positioned in the southeast corner?

There are certainly other options. However, for your preference to place the house in the center and have direct access from the garage to the house, in my opinion, the garage located in the southeast is the best solution.

I had mainly just looked at the slope conditions and trusted the original poster. You are of course right.

I raised the garage to the same level.

House with red tiled roof and white garage, paved driveway.


The terrain along the east boundary was not adjusted. This clearly shows the wedge that should be secured with L-shaped retaining walls. The garage should also be built on a deeper strip foundation along the boundary.
