SeppWeller21 May 2025 16:45Hello to the forum. I’m new here, a complete construction novice, and I’m hoping for your help. We (aged 45 and 41) are currently considering whether or not to start a house building project. We could get a good building plot relatively cheaply, but based on my research so far, the budget of 450,000 (approximately, depending on currency) is quite limited. It’s not extremely tight, but we don’t really want to spend more than that. Our expectations are modest: a simple Danwood Family house with 110 m² (1,184 sq ft) and a list price of 245,000 should be the base. I’ve been researching for weeks, but now I really need help from people with relevant experience. Accordingly, I have put together a very rough cost estimate and would like to know how you assess it—whether it is at least somewhat realistic, or if we should better walk away from this project right away. The building site is in the rural area of Baden-Württemberg.

Who created the list? Is it really the case that with Danwood Family you have to pay extra for every little thing? I only know about the electrical cabinet, building permit / planning permission, architect, and transport on top of the usual additional costs.

The utility connection is a bargain here. I don’t think the city will install your electricity and water that cheaply.

SeppWeller21 May 2025 18:10I have created the list to the best of my knowledge and belief. However, as I mentioned, I am a complete novice in construction and craftsmanship; these are my research findings. The figures for the utility connection are, however, actual values from the neighbor.
Surveyors in my area (also in Baden-Württemberg) generally charge a flat rate of around 2600€.
Does interior and exterior plastering really mean the entire plaster work, or is some of it already included? My quotes are about 18000€ for lime plaster (though my house is larger at 152sqm (1635 sq ft) and includes a basement, where only the interior walls and joints are filled/plastered). The second layer for Q3 finish is another 12000€ for lime plaster as a float finish. Exterior plaster is 24000€, plus mesh filling 5000€, mineral top coat 4500€, and leveling coat 4000€.
The utility room with the meter cabinet is about 6500€ for me, so yours might be comparable.
Painting, including textured wallpaper on the ceiling and basement, is quoted at 15000€.
Floor coverings themselves cost about 40€/sqm (4 sq ft) for tiles, plus another 50€/sqm (5 sq ft) for installation including adhesive, etc.
A photovoltaic system would only allow the absolute minimum required (mandatory) if the kitchen is also supposed to be covered by it.
Unfortunately, I’m not sure what you mean by a flat roof.
For me, approximately 10% (I don’t know the exact figure) for construction management should be included. They don’t do it for free.

HuppelHuppel21 May 2025 19:55It seems a zero is missing in the connection costs. Never ever will the utility companies lay the lines to your property for just a few hundred.

SeppWeller21 May 2025 20:07The basic data all come from the neighbor, who built with a different manufacturer. It is possible that a zero is actually missing at the house connection. However, my main concern is to determine, based on your experience, whether the budget is generally sufficient or if I have fundamentally misinterpreted or overlooked something important.
