ᐅ Plot subdivision / Development – What is possible?

Hello everyone,

I have the following question: How can this plot of land be divided properly? Parcel 734 is to be split for two parties. The house will be demolished because the building structure is no longer suitable for renovation.

Parcel:

Site plan of a building plot with building numbers and property boundaries (734)

The hatched area is an easement. Building is not allowed there because of the house on parcel 212. Backyard development was rejected by the city.

Therefore, only a form of semi-detached housing seems possible.

There is no development plan.

We would like a detached house or at least only one adjoining wall to the house on parcel 733. Is this possible?

I hope I have expressed myself clearly, otherwise please let me know.

Yes, that’s true, but I cannot imagine wanting to have someone living above me in my own property.

Due to the unsuccessful conversation with the architect (we felt some lack of interest), we are now considering whether we should inquire elsewhere after all.

What exactly does lack of interest mean in this case?
You can still maintain contact after just one unsuccessful conversation.
I would follow up with the architect again. You just mention that 5.5 meters (18 feet) is too narrow, and then continue from there.

I remembered ...

The land will probably belong to my cousin and me.

Just because a conversation didn’t go well doesn’t mean you can’t continue to maintain contact.

Yes, I think that’s the right step, otherwise we’ll have to look for another professional. That person will probably be able to come up with something, and then I’ll get back to this and look forward to @11ant’s feedback on the towel rack.

Joking aside, we can see that this isn’t something that can be done quickly. For us, it’s an option, but if the floor plan doesn’t work for us, then we have to face reality.

But the floor plan doesn’t suit us,
It doesn’t even exist yet.
