I hope this is the right forum for this topic.
We have found a plot of land in Eichwalde (right on the city border of Berlin) that we really like, and everything suggests that we could build a house there according to our plans.
However, the property consists of two parcels, and we only need the front one. Together, the two are too large and too expensive. The seller has communicated through the real estate agent that he would prefer to sell both parcels together. Therefore, we are looking for a building partner who wants to build their house on this auction plot.
The rear parcel is about 650sqm (7000 sq ft) plus the narrow strip. According to §34, it is buildable, and since the neighboring houses are fairly large, a relatively large house with up to 120sqm (1300 sq ft) of footprint and two full floors would likely be permitted by the building authority. It is being sold just below the local standard land value. Apparently, there are no significant restrictions (no trees that are difficult to remove, only an old weekend cottage).
Does anyone have an idea where we could find someone? We have already reached out to acquaintances and colleagues. The real estate agent is rather unmotivated, probably because they don’t want to work too hard for a 7% commission.

So depending on the building official, a footprint of 75-80 m² (807-861 ft²) is allowed. Nothing makes me happier than being wrong as a cautionary voice. It just happens very rarely.

Yes, the distance to the neighboring house is not large, but you can place the parts without windows or with only non-essential windows on that side.
Of course, a preliminary building inquiry will be made before the purchase contract is signed.
This would leave about 300 m² (3,230 sq ft) of undeveloped land, and we don’t want to manage a much larger garden alongside two full-time jobs. Additionally, it makes a significant difference whether you spend €170,000 more for a plot.

As I said: I’m happy to be proven wrong as a skeptic, but I unfortunately have experience interpreting cadastral extracts and, among other things, I see big question marks regarding the boundary line between plots 352 and 351 behind your hopes.

756 sqm (8,140 sq ft) / 63% is still clearly the “larger half” plus the risk that the buyer pays, say, 50 euros less per sqm... it really adds up. And you’re not a real estate holding company, meaning reselling part of plot 352 doesn’t just reduce your purchase price; it’s also taxable as a “profit.” I’d say, envy is not really an issue here.

MT_Berlin12 Apr 2025 13:24The statement from the building authority comes directly from the responsible officer who had the cadastral extract in front of him and who, according to his statement, will also be processing the building application. Whether this is truly the case will be clarified by a preliminary building permit / planning decision. This provides legal certainty.

Ziegenhals12 Apr 2025 15:26I am from Eichwalde. The infrastructure is excellent. The schools are indeed quite crowded at the moment. However, an evangelical primary school is scheduled to open in 2027, and the private secondary school offers a path to the Abitur (university entrance qualification). Unfortunately, since the opening of the southern railway line from BER airport, residents of Eichwalde have had to accommodate aircraft noise (approach, not departure). So far, however, this noise has been hardly noticeable or really disruptive.
What concerns me as a resident of Eichwalde is the development in the second row of properties. Usually, such construction is not permitted here. Eichwalde was established around the turn of the 20th century as a villa colony with correspondingly large plots and is meant to retain its distinctive charm.
Therefore, it is essential to clarify the building potential of both plots in advance!
