ᐅ New Single-Family House Construction with Direct Contracting – Topic: "Using Own Materials"

Hello everyone,

we are about to build a single-family house in Upper Bavaria – most likely using direct contracts with individual tradespeople.

I’m wondering – is it possible (or does it make sense) to:
- Order fittings, washbasins, toilets, bathtubs, etc. directly online as brand-name products at lower prices, and then pay the plumber or installer only for the installation?
- What is the best way to approach this?
- Do you have any recommendations for good online shops (also for tiles and parquet flooring)?

The world is simply diverse. Surely, you will find someone who will do it if it is worthwhile enough for that person.

That’s exactly what clever homebuilders usually focus on: getting upset about it and envying the contractor’s profit margin. Because by day trading bathtubs on the spot market, there isn’t much to leverage that would significantly affect the final scorecard. Many smart alecks simply got a TV cheaply through a school friend working at an electronics store, or scored a set of rims affordably on eBay, and now think they’re price kings who can effectively get those extra 10 m² (about 108 sq ft) they’re building without any extra cost. Most of them are happy precisely because they never realize their mistake (and have buddies who share similar “clever” success stories). But of course, I’m just grumbling because I’m annoyed that they always end up with the blond Mandys before I do.

I believe most plumbers aren’t very enthusiastic about that. But bathroom ceramics can also be installed by yourself. Especially if you are managing individual contracts. In that case, you will have to do a lot yourself, even if it’s just the interface work. I have built twice using individual contracts so far and don’t regret it, but you do have to deliver.

I have actually never ordered flooring online. But it’s probably possible.

Dear @11ant, since at least we both know from the meeting of Evelyn Hamann with the Mertens couple that there are many shades of gray between black and white, I take the position, or at least have the opinion, that it is perfectly legitimate and not inappropriate for a client to discuss price and value with a provider. Either side can always walk away; I see no monopoly for the seller that the client must silently accept their conditions.

My former plumber was paid quickly and always in full for over 20 years; when he sat in our office himself, his second question was always about a discount, just as it was with our dentist, who haggled over 20 Deutsche Marks (DM) at the time after having charged the big family dearly for dental work.

The cheapness you probably mean — the unfair squeezing of every last cent — I don’t like either, from either side. But that is human and therefore equally found among customers and service providers.

Our general contractor (GC) knew we put a lot of effort into certain fittings and features, which he rather dismissed with a smile. He simply wanted nothing to do with them; the material just had to be on site on time and not require any special installation. And so it happened. Building a house and limiting myself to an interior design framework predefined by a GC would never occur to me.

If that is agreed upon beforehand, the GC can plan accordingly, if they want; if not, I have to keep looking.

By the way, I have never met a blonde Mandy either. Well, at least once in my life I got an absolutely unbeatable price somewhere else.
