Hello,

My wife and I would like to build a prefabricated house because it is probably one of the most affordable options. We live in Hamburg and would like to build nearby, including in the surrounding area.

First, how can I find the best and fairest provider, and what should I pay attention to regarding construction and financing? How does the land search work? I usually look for plots on eBay Classifieds, but that probably isn’t the right way, is it?

I would appreciate any tips on how to proceed and what I should consider.

We are in our early 30s and currently have a small amount of personal savings of 40,000€ (about 43,000 US dollars). What would you recommend?

Follow this forum for the next 5 years, bake together during that time, and save every penny, then maybe buy a small condominium...

You should start a thread about your finances.

That suggests costs and loans of €750,000 (about $800,000) or more. So a monthly payment above €3,000 (about $3,200). Since you have little equity, your credit score needs to be excellent; otherwise, you won’t get a loan. So you should have a net income of around €7,000 (about $7,500) per month.

That’s a misconception. A comparable house costs roughly the same, whether it’s prefab or built traditionally.

As I said, start by reviewing your finances, then look for a plot of land. Check real estate portals like ImmoScout and others. The service from prefab house builders is often like a sales pitch tour.

It may be simple for you, but not for everyone else.
So follow everyone's advice: do your research, save up some equity, and then see where to go from there.
