Hello everyone,

we are currently planning to build a single-family house with a basement on a sloped site and would appreciate your feedback.

Development plan / restrictions
Plot size: 517 sqm (approximately 5,567 sq ft)
Slope: yes
Site occupancy index: 0.3
Floor area ratio: 0.3
Number of parking spaces: 0/1
Number of floors: 1.5
Roof type: gable roof
Maximum heights / limits
Other requirements: roof pitch 28-45°. Knee wall height 75 cm (30 inches), defined slightly differently

Client requirements
Basement, floors: basement + ground floor + attic living space
Number of people, age: currently 3 people (2 adults + 1 child). Planning should include child #2.
Space requirements on ground and upper floors
Office: family use or home office?
Overnight guests per year: not relevant, occasional
Open or closed layout: rather open
Conservative or modern design: rather modern
Open kitchen, kitchen island: yes, kitchen island if possible
Number of dining seats
Fireplace: currently under discussion
Balcony, roof terrace: terrace facing south + terrace facing west planned
Garage, carport: 1 garage, with space next to it for carport / garage (optional, future)

House design
Who designed it: general contractor from the area
What do you like especially? Why? Open living area. All requirements accommodated. Option for a second garage.
What don’t you like? Why? Currently considering removing the second bathroom in the attic and instead adding a shower on the ground floor.
Price estimate according to architect/planner: 500,000 excluding land, additional costs, civil engineering, and landscaping.
Preferred heating technology: heat pump

If you have to give up something, which details / extensions
- can you give up: separate bathroom for the children in the attic
- can’t you give up: open living area, large bathroom upstairs

Why is the design like this? It is the first design from the contractor. Other plans were partly similar.

You have quite a steep slope there. Just the elevation difference from the street to the rear edge of the house is 3m (10 feet).
I find it hard to believe that a professional created this plan. But anyway.
In my opinion, to properly assess the floor plan, the planned landscaping is also necessary. How is the access to the front door supposed to be arranged? Where exactly is the carport planned to be built and how will the driveway be laid out?

Access:
A staircase or a slightly steeper paved path should be built from the street on the left side leading up to the front door.

Carport:
The carport or additional garage should be placed next to the existing garage, directly up to the property boundary. Since there is 3 meters (10 feet) of space to the boundary on both sides of the house, a double garage is unfortunately not possible, as it would also need to be 3 meters (10 feet) away.

Outdoor Area
We will probably have an appointment with your planner soon for the outdoor area. Our idea is to design it with terraces wherever possible, maximizing usable space. We were advised that the outdoor area should be planned and prepared together with the house construction, as otherwise it can be difficult to work properly behind the house with an excavator or similar equipment.

The planner might already be retired—I would estimate this draft has been sitting in a drawer for about forty years.

A GC from the area is okay, but going there without your own consultant or independent architect is not recommended.

Slope + full basement + estimated 160m2 (1,722 sq ft) does not match 500,000€.

Why is that? Don’t you have border building rights? Please show a wider view from Google Maps.

Honestly, I don’t understand the floor levels: the main entrance is on the ground floor on the east side, but the garage is in the basement. Where is the slope exactly? Are you planning to dig out the driveway completely or add steps to the entrance? It would make more sense if the entrance were on the north side, on the ground floor, and the living area in the basement with access to the garden. Currently, the living area is hanging above, and there’s a terrace or balcony over the garage… that’s unusual nowadays and doesn’t really add value or quality of living in a single-family house.
What do you think about that yourselves? Don’t you want barrier-free access to the garden?
I also don’t understand the staggered positioning of the bathrooms.
