Hello dear forum members,
We are a family of four planning to build a 180sqm (1,938 sq ft) single-family house with two full floors plus a basement in Lower Saxony, on a flat 650sqm (7,000 sq ft) plot in a new development area, and we are looking for a prefab house company (timber frame, exterior brick). We have had the preliminary design of the house created by an architect. Our budget is about €3,600 per sqm (plus basement and additional costs).
At the moment, we are overwhelmed by the sheer number of providers and their marketing. So far, we have researched mostly small to medium-sized companies. Wolf, Isowood, and Büdenbender have appealed to us quite well (criteria mainly being wall construction, company size, and solid financial standing). However, the selection is probably somewhat arbitrary.
We would be interested in additional comparable or alternative providers in our price range from whom we can request an offer.

That wasn’t the intention 🙂 But it would be important. First at registration, then in the treatment room. Follow-up treatments, “private patients” (club members), and registrations from the ambulance are prioritized. That’s standard procedure.

Well, I’m not trying to convince anyone here. Neither am I (nor the 11ant basement rule). By the way, speaking of landscaping and lawnmowers, good point: I miss any signs of life from @rick2018 (and it’s been quiet around other future homeowners here as well).

You are showing and discussing the design here, even if "after the fact," meaning you no longer want to make changes based on the discussion and therefore are not really "open to debate." But it is visible here, in the full glory of its laundry balcony, and one can imagine how the house and garage no longer match at the passage after adjusting the heights compared to the original design.

Nobody thinks that this leads to planning the house against its own logic. Alternatives with a pitched roof offer a lot more, even while staying within budget. We initially wanted a one-and-a-half-story house with a pitched roof. The architect recommended two full stories for a more flexible upper floor. We find the usual square urban townhouses with flat hipped roofs rather unattractive, so we suggested a more rectangular shape, bay windows, and a steeper roof, and as of now we’re quite happy with the exterior look.

I don’t understand that, @roteweste is also discussing a draft by the same architect here as well. That referred to the preliminary designs. We were explicitly asked not to share those. I will gladly post the final planning. Nothing is set in stone or wood yet!
