Hello dear forum members,

We are a family of four planning to build a 180sqm (1,938 sq ft) single-family house with two full floors plus a basement in Lower Saxony, on a flat 650sqm (7,000 sq ft) plot in a new development area, and we are looking for a prefab house company (timber frame, exterior brick). We have had the preliminary design of the house created by an architect. Our budget is about €3,600 per sqm (plus basement and additional costs).

At the moment, we are overwhelmed by the sheer number of providers and their marketing. So far, we have researched mostly small to medium-sized companies. Wolf, Isowood, and Büdenbender have appealed to us quite well (criteria mainly being wall construction, company size, and solid financial standing). However, the selection is probably somewhat arbitrary.

We would be interested in additional comparable or alternative providers in our price range from whom we can request an offer.

Hello,
we built with ÖHS from Sellstedt in 2019 and were very satisfied.
With the planning from our architect, we approached three companies and already had a very good gut feeling during the first meeting with the managing director. The few minor issues that arose during construction were communicated openly, and a good solution was always found through discussion that worked for both sides.
The preliminary talks took place in October 2018. The contract was agreed on with a handshake in December and finally signed in January after clarifying all points. The house was then erected in April. We moved in August, just in time for the start of the school year.
The managing director was also our construction manager. Emails were answered the same day. We felt he was always well informed and supported us with all concerns and questions.
We would build with ÖHS again.
I cannot judge whether ÖHS is competitively priced.

Why are you specifically focusing on timber prefab elements with a brick veneer?

We are not set on it, maybe more “leaning towards” it. Prefabricated timber elements, because it is generally easier to achieve good insulation values, they have a better ecological balance, and the shell construction phase does not take as long in potentially unfavorable or harmful weather conditions. I also like the idea of standardized prefabrication of components as it might lead to better construction quality. However, we are not categorically excluding a masonry house. Brick cladding fits the building and the surrounding area better than timber cladding and is more durable. For us, the reasons against render are mostly aesthetic.

There are actually enough people building houses nowadays. Maybe consider contacting a carpentry company?

Hmm, I would say this argument is outdated by about 10 years. I would question the environmental balance claim.

Well, even heavy rain on the installation day can soak the walls through.

Point for you there, although this is exactly the biggest drawback for a house builder – the fixed preliminary planning that can no longer be changed.
