ᐅ Solid Construction House Providers in Hamburg – Alternatives to Viebrockhaus?

Hello everyone,

We are 99% certain about a plot of land and want to build a single-family house, single-story (gable roof with dormer or preferably a townhouse style) without a basement, with 225 sqm (2,421 sq ft), 5 bedrooms, 1 office, 2 shower bathrooms, and 1 full bathroom. Since the house has to be placed quite far back on the lot, the floor plan is rather unusual (side entrance, kitchen, living and dining areas on one side).

We have already received several offers from different builders, but so far only Viebrockhaus is an option, as the other two (Mollwitz, Breyer, and Seck) are too expensive.

Viebrockhaus is also just within our budget, which leaves little room for further adjustments.

We would like to get more offers in hopes of finding a provider who might allow for a bit more financial flexibility.

One of the main reasons Viebrockhaus is attractive to us is that much is well thought out and prepared, so we don’t have to invest too much effort as homeowners. (We have 4 small children, and our time and energy are resources we need to manage carefully.)

It is important to us that the house is built with solid masonry construction, with reliable and transparent planning and communication, and preferably a very transparent cost estimate (based on quantities). Above all, we want a truly solid build quality, preferably with no shortcuts on-site, so we don’t have to supervise the construction every day to keep things on track.

We have considered and requested an offer from Kagebau. I have also looked at Team Massivhaus, but I have often heard that as a homeowner you have to handle a lot yourself there (such as dealing with authorities, etc.).

Do you think there is an alternative that could be interesting for us? Or are our requirements too high or unrealistic regarding quality, price, and service? Do you have any other ideas or suggestions?

A custom house, which you probably want. And a large one.
Why not simply go to an architect instead of choosing a standard production home? Comparable houses cost roughly the same amount.
But then maybe 200sqm (2,150 sq ft) would be enough, which would save you about 75k. If you want a house costing over 750k, it makes sense to hire professional expertise (which also applies to smaller budgets, although there are significantly more affordable standard home options in that case).

We have a budget of 700,000 for the house construction, material selection, electrical work, tiles, hardwood flooring, painting, extra power outlets, lighting fixtures, windows and doors, painting again, kitchen, wall box, photovoltaic system, 2 shower bathrooms, and 1 full bathroom.

Not included are all additional construction-related costs (site setup, construction debris disposal, connections, demolition, building permit / planning permission, surveying, unexploded ordnance removal, backfilling of the old basement, path maintenance, etc.). For these, an additional 127,000 has been budgeted.

That’s quite impressive—225m² (2,422 sq ft) with 3 bathrooms.

I have 152m² (1,636 sq ft) with 1 bathroom plus a guest toilet for 2 kids. I think an extra 40 or 50m² (430 or 538 sq ft) and an additional shower would easily accommodate 4 people. So around 200m² (2,153 sq ft).

With your budget of 700,000 and the expectation to have a high-quality finished home without doing any work yourself, it will be challenging to get 225m² (2,422 sq ft), 3 bathrooms, photovoltaic system, hardwood floors, probably not the cheapest bathroom tiles, kitchen from a kitchen studio, etc. Especially since the landscaping will likely cost around 100,000 EUR if you hire a professional garden landscaper and want at least a double carport. And 225m² (2,422 sq ft) still need to be furnished—blinds, lighting, mirrors for 3 bathrooms. If all of this is done professionally, I expect nearly a million for 225m² (2,422 sq ft) including furniture and outdoor areas.

Yes, that’s true, but we already have most of the furniture. We would partially do the landscaping ourselves, if not entirely.
We have 4 children and a dog, so 6 people in total.
We are not picky when it comes to tiles and hardwood flooring (which is already factored in, as mentioned above), and a carport is definitely not included; we are okay with that for now. Pleated blinds are an extra cost that we could arrange later. For now, curtains in the bedrooms are sufficient.
I think our budget calculation is quite reasonable. As mentioned, we already have an option with Viebrockhaus that fits within the stated budget. So the question is whether you have any suggestions on whom else we could approach.
