Hello everyone,
perhaps experts in the forum can better distinguish between the two providers Schwörerhaus and Streif Haus?! Schwörerhaus is often described as a premium provider offering many features as standard, while Streif Haus is seen more as the best value in the mid-range segment.
Is that accurate? What are your experiences?
Thanks in advance!

Then for a 150 m² (1,615 sq ft) Schwörer house and Streif house, it’s out of the question anyway.
A regional general contractor is a better contact. Or Town & Country and similar providers. Today, the first calculated offer arrived: approximately 3,000 € per m² (1,615 sq ft) of living space. Some additional requests are included here.
With 450,000 €, you can also get pretty close with the mentioned providers, as long as you don’t go overboard.

With €450,000 (about $500,000), you’re fairly close with the mentioned providers, as long as you don’t go overboard. What exactly does this price include? What is covered and what is not?
Connecting the house to utilities, etc. still needs to be added.
However, yes, pure construction costs are usually estimated around +/- €3,000 per square meter (about $280 per square foot) here in the forum.

But yes, pure construction costs are usually quoted in this forum at around €3,000 per sq m (approximately $280 per sq ft). Additional building costs are of course not included; this is purely the turnkey/ready-to-move-in house. However, extra features like external blinds, walk-in shower, shower toilet, air-to-water heat pump, and 2-3 other minor items are included.
With a regional conventional builder, the price would be around €3,250 per sq m (approximately $302 per sq ft). We received this figure from three homeowners who built with this provider.
Alright, then we can get started.
Just a quick question: are you trying to convince someone here of your idea?
The respondents here usually have already built, often multiple times. If it were that easy, this forum wouldn’t exist. That’s the point.
Once again, my suggestion is to post your project here with these key details plus the questionnaire. Everything else is just as vague as an offer quoting a flat €3xxx.- Euro price. Even the building site alone can easily throw those figures off. Also, try posting the construction specification, and then people can tell you if anything is missing or what else you might need.

And as I said, don’t compare Schwörerhaus and Streif Haus with Heinz von Heiden or Town & Country (both are in a different league), but with Huberfranz and Sohn.An economy provider does not play in the same league as the two aforementioned timber builders. One of the key aspects when making “price comparisons” is to focus the group of participants to one league and not to inflate it...MrNiceGuy schrieb:
but strictly the house as turnkey / ready to move in. Extra features like sunshading blinds, walk-in shower, shower toilet, air/water heat pump, and 2–3 other smaller items are included, though.… one league and one standard, to be precise. Earlier you talked about excluding painters and flooring work, and now about ready to move in. That’s apples and oranges. Shower in the bathroom because of the dog or bathroom traffic? – Dinner guests presumably showered at home.Arauki11 schrieb:

With a local concrete or masonry builder, we are looking at about €3,250 per sqm (about $302 per sq ft). This figure was given to us by three homeowners who built with this provider. The project thread would also be the right place to name these local masonry builders (even if they are – which is more a good sign – rather passive in terms of their websites).https://www.instagram.com/11antgmxde/

MachsSelbst29 Jan 2025 20:14A rather strange debate, which in the end is only interesting in informal settings when people proudly claim they built with the premium provider.
For example, does an aerated concrete block perform better if it is installed by a mason hired by Schwörerhaus rather than by Streif Haus or even a discount builder?
