After much consideration, I have decided to share our preliminary design here. As a longtime passive reader, I would like to give back to the community with this small contribution and perhaps even inspire some readers with our floor plan.
For context: We have completed the preliminary design phase with the architect and are currently gathering quotes. The house will be a prefabricated home with slightly upscale features (KfW-40 standard, Q3 plaster, ventilation system, motorized blinds, etc.) and will cost around 3000 € per square meter (about 280 per square foot). I appreciate any feedback and look forward to many comments. Feel free to critically question the design. One note: we are satisfied with the planning and do not wish to make any changes.

- Plot: approx. 470 m² (about 5050 sq ft) in a new development area with a slight south-facing slope (1 m (3 feet) over plot length, 0.5 m (1.5 feet) over house width)
- Neighboring plot to the north: unattractive, vacant three-story building
- Maximum budget for the construction project excluding land and possibly garden/terrace: 700,000 €
Requirements:
- 3 children’s bedrooms (each 12–14 m² (130–150 sq ft))
- Laundry or utility/laundry room
- Study room with space for double desk and guest bed
- Shower in guest bathroom
- Straight-run staircase
- Living-dining-kitchen area in an L-shape
- Space for hallway furniture
- Double garage
- 2 full stories
- Built on a slab foundation

Dear OP, I really wonder if you have some kind of masochistic streak. You seem more than satisfied with your project and say you won’t change anything about it. You are probably expecting praise here, because you will reject any justified criticism, since otherwise you would have to admit that you planned some flaws knowingly and still won’t change them. If you read any justified criticism here, it will ring in your ears like tinnitus during and after the construction, and some popcorn will cause a scratchy throat. My advice: enjoy your confidence and don’t let the light you just lit be blown out.

(...)If what you list in the parentheses counts as slightly upscale specification for you, then completing the house ready to move in for €3,000 per square meter (approximately $330 per square foot) is simply impossible. But good luck.
OK, I’ll just start with the first topics:
- The pantry is separate from the kitchen, so I have to go through the hallway every time.
- To get to the pantry, I have to open a double door that leads to the kitchen. It hardly gets more inconvenient for everyday use.
- The double door is placed there without any real logic. Not much light will come through the door from the hallway. And as a grand "gateway" that looks nice when entering the house, the door doesn’t make any impression because it’s not even visible from the entrance.
- The bathroom upstairs is awkwardly shaped and poorly planned. The toilet is prominently placed, while the bathtub is shoved into the last remaining corner.
- The exterior looks asymmetrical and chaotic, which would bother me a lot every time I look at the house.
- €3,000 per square meter (about $3,200 per square yard) ready to move in with your specifications will not work.
My personal highlight is the balcony, which can only be accessed through the utility room. I’ve never seen anything like that before (and for good reason).
