Hello everyone,

After reading a lot here and planning for three months now, I’m trying to get some help.
The plot is complicated, maybe a bit narrow to also fit a separate apartment on the ground floor.

We are unsure how to “split” the plot.
Who should get the west or east side?
Which street should the house face?
The 5.5 m (18 ft) setback area on the north side suggests itself as the driveway/parking area. Also, no one wants a north-facing garden.
We all want sunlight somehow, but with further construction progress on other houses (marked in red) and the low sun angle, hardly any sun reaches the southern area.
The separate apartment really only needs a sunny terrace (because mowing the lawn will get harder with age).

I’ve simply added the architect’s two drafts here.

Hello @ypg, I quite like it. However, the upper floor (first floor) doesn’t seem to match the ground floor very well.

If needed, just attach a simple carport or a standard garage. But I agree with you. Maybe place the upper floor (UF) where the separate apartment is located?

What do you mean? Actually, everything is stacked vertically.

Here is a good comparison again.
However, some structural details are not fully accurate yet or still need revision—for example, the wall of the granny flat between the hallway and kitchen, which should of course be load-bearing.

OK, but then that would be a different floor plan on the ground floor.

I understood the issue with the upper floor....

But a big mistake was made.
The building boundary on the east side does not run parallel 3m (10 feet) from the property line.

Why not place the concrete point (CP) at the boundary? Wall panels and beams for load transfer. At the boundary, no additional wall gains any extra space.
