Hello everyone,

After reading a lot here and planning for three months now, I’m trying to get some help.
The plot is complicated, maybe a bit narrow to also fit a separate apartment on the ground floor.

We are unsure how to “split” the plot.
Who should get the west or east side?
Which street should the house face?
The 5.5 m (18 ft) setback area on the north side suggests itself as the driveway/parking area. Also, no one wants a north-facing garden.
We all want sunlight somehow, but with further construction progress on other houses (marked in red) and the low sun angle, hardly any sun reaches the southern area.
The separate apartment really only needs a sunny terrace (because mowing the lawn will get harder with age).

I’ve simply added the architect’s two drafts here.

Why this is the wrong planning sequence and the reasons for it, I have explained in detail both here and externally in "The Upper Floor Takes Priority." There is still plenty of work to do because, paradoxically, the only things that fit are unfortunately wasted square meters in several places.

I only feel strongly reminded of these two older threads (even the plot shape would be a déjà vu), or are you already the third identity of Claudia-W / MarlenP?

Maybe a shared guest room could be planned, especially considering the question of how the teenager will live in the future; by the time the house is completed, they will be 18.
In general, it’s important to carefully review the actual needs again to avoid falling into this trap...

Due to the guest room, there is approximately 10 times a year usage listed.

We often criticize that granny flats are planned as very small spaces. Here, it’s the opposite with 63 to 67 sqm (680 to 720 sq ft)... quite large.
Overall, I come to just under 260 sqm (2,800 sq ft) across 2 residential units.
Is the federal state "NW" referring to North Rhine-Westphalia?

I strongly doubt that.

Looking at the upper floor plans, which I consider not very well developed (especially the master bedroom areas in each unit), you can see that some rooms are quite large. Children’s rooms and offices are each around 16 sqm (170 sq ft)... and traffic areas exceed 20 sqm (215 sq ft).

And, to @Hausmma... please be so kind and add a north arrow to the floor plans each time, so one does not always have to search to figure out the orientation.

Does the mother really have to be accommodated in a granny flat? Wouldn’t a well-designed single-family house combined with a suitable apartment in town (rented or purchased) be another option?

I didn’t overlook you.
And I’m happy to share more about us:

Regarding the granny flat:
The U70 mother wants a small guest room for her sister who visits occasionally, but it would also serve as a storage room and “office.”
The grandchildren who live next door will probably rarely stay there overnight.
The bedroom should be large enough to possibly fit a double bed in the future.
Her biggest wish: a dining table by the window to have breakfast in the morning sunlight.
(She currently lives in an old, dark house of about 80sqm (860 sq ft) with a large garden that she uses a lot.)
That’s why the plan includes many windows and plenty of natural light.

I also didn’t want to overestimate the south side.
During summer, the property gets sun at every time of day.
But now, in autumn and ever since the house with garage was built on the south side… I was genuinely shocked how dark it feels there.
I don’t mind the view of the garage wall, but my concern was whether it might feel oppressive from the living area.

Where do you want to accommodate the 16-year-old?
I’d be fine with a soundproof room at the far end of the property warning: sarcasm.

Regarding the main house:
Definitely no living room on the upper floor.

Living and dining in one room!
I’d like the living room to be slightly separated, around the corner—or perhaps the kitchen around the corner instead.

Currently, we have 4 by 7 meters (13 by 23 feet) for living and dining, and that feels too tight.
The second draft was way too large, though.

Shower on the ground floor: I wouldn’t want to give up the 1sqm (11 sq ft) — whether due to a broken leg or muddy kids.

We want two small offices: in reality one quiet office for work and the other a hobby room—where else should it go? Especially if there’s no basement and the upper floor has enough space.

The attic / cold roof is intended only for storing about 10 boxes of Christmas/Easter/Halloween decorations and similar items.

We definitely don’t need a 20sqm (215 sq ft) bedroom with a walk-in closet.
As I already said—the upper floor is not really considered.

Regarding the budget: there’s some leeway.
But I still hope for a good room layout so it can be smaller if possible.

That’s why I joined here and am completely open to new suggestions.

Do you need to know anything else about our living situation?
Of course, I’m aware the house will be too big eventually.

The teenager may live here for a maximum of 10 more years, then the toddler can move into that room.

But they say: you plan for the next 10 years, right?
We managed 8 years in our current house.
And there is the option to use the granny flat differently as well.

Somehow I had a feeling this would come up.

I know those threads. I actually studied them, which is why I also described my mother as under 70.
The plot is indeed quite similar, and I liked the last suggestions as well. I would have been very interested to see what came of it – after all, that was in 2022.
