the forum has already given us many helpful tips and critiques that we have now incorporated into our floor plan. We would like to sincerely thank you for that. Attached is the draft from our architect, which we already like very much. We look forward to your suggestions and feedback.

Where exactly is the slope supposed to be? It's rarely shown this clearly. Based on your comment, I zoomed in on the plot photo. Even then, I can only see gentle undulations.

Thanks, it’s easier to see now. However, the slope still matters, especially for landscaping later on… Expect earthworks costs around 30k.
I also think the budget is too tight… The garage of that size will cost at least 70-80k, and the house with standard specifications about 600-650k… What about additional site development (sewer system in particular)? Paving, garden, and special requests are extra…
Have soil tests been done? That could also cause issues…
And since you’re in Bavaria, things will cost extra as well…

SliPkNoT18484 Oct 2024 14:57The plan was designed within the budget constraints and should be adhered to accordingly. We will handle the garden landscaping entirely ourselves. Regarding the budget, it should be noted that we will also do all the drywall work, painting (brother-in-law is a master painter), plastering, and electrical work (uncle is a master electrician, brother is an electrical engineer) ourselves. From our perspective, we have a relatively simple floor plan, meaning no projections (except for the utility/technical room), no dormers, bay windows, flat roof, etc.
The following points are currently on our mind:

- Wall height on ground floor and upper floor (currently 2.50 m (8 feet 2 inches) each)
- Wall windows in the attic?
- Consideration of roof windows
- When should we start the detailed kitchen and bathroom planning, and could this still affect the floor plan?
- Various window sizes, shapes, and their arrangement
- Too little natural light at the staircase on the ground floor (window like on the ground floor instead of an internal window?)
- Skylight window in the bathroom facing the garage possible? How much would the garage roof pitch need to be reduced? Possibly a slightly asymmetrical roof pitch design for the garage?
- Current impression of the bathroom is very large, while the dressing room is relatively small
- What impact does a wall height of 1.78 m (5 feet 10 inches) have at the stairway up to the attic?
- Is it possible to depict the appliances in the utility/technical room? Could spatial separation be possible?
- Positioning of the door in the utility/technical room possibly towards east-south?
- Any advice on what currently might be potential cost drivers

And you’re in Bavaria, which adds extra costs… A geotechnical survey was done 1.5 weeks ago, results are still pending – about 40 cm (16 inches) of clay soil needs to be replaced; otherwise, there is load-bearing ground with granular fill – the detailed report is expected by the end of October.
Bavaria is indeed an expensive area, you’re right. Although it’s not the Munich outskirts but a rural area, it’s still costly…

hanghaus20234 Oct 2024 15:00My suggestion: raise the house by 1 meter (3 feet 3 inches), make the utility room smaller, rotate the garage ridge direction (to comply with the maximum wall height at the boundary), design the utility room and the entrance hall with a flat roof, and add a 1 meter (3 feet 3 inches) glass canopy at the entrance.
