Hello dear forum,
Could you please share any concerns you might have about whether the oak trees on the property could cause any problems?
There is no availability of plots in Potsdam, so unfortunately the price is justified.

There is already a building permit / planning permission for a house with 600 sqm (6,458 sq ft) living space (see image) And what a house. Modest, like the neighboring buildings, haha.

There is hardly any room left for a tiny house. Well, the planned pool alone is already twice the size of a tiny house.

You should take a look through the streets with Street View. I checked it out. The range of new builds there is quite impressive, both positively and negatively. I also find the neighboring house No. 36 impressive. Not in my price range.
Regarding your question: I don’t recognize some of the bushes as oak trees and I’m sure they could be cut down if necessary. There is still enough space anyway.
But the leaves, which don’t compost but have to be collected, and the falling fruit can become annoying over time.
I immediately thought of @Oakland, who had to build a triangular house around an oak tree.
I hope everything remains affordable for oaks. The location does seem fantastic overall.

I have no concerns regarding the oak trees. If they become too large, you can ask the environmental protection agency whether pruning the branches to a manageable size would be approved. In my father's case, the agency even covered 90% of the costs for a similarly huge and old ash tree. There was also a risk that branches could fall onto the sidewalk and injure passersby. Nevertheless, trimming is often more feasible than cutting down the tree.

Buchsbaum06610 Sep 2024 22:46I also have a tree protection ordinance in my area. A few years ago, I cut down a linden tree without a building permit / planning permission.
Since this was an administrative offense, it was fined 168 euros. We paid the fine, and that settled the matter.
The problem is that the trees keep growing taller, and no one cuts down any trees anymore, whether they are sick or healthy. Every time there is a storm, there are problems because trees fall over. Here in the countryside, we now have 40m (130 feet) tall poplars, huge oaks, and beeches that no one wants to cut down anymore because they are simply too big. From March to September, no cutting or felling is allowed. This can only be done in winter, often during bad weather.
The bureaucracy really paralyzes everything here. You can’t save every tree or let every branch grow just because a few green activists want to.

I have to travel through that area every week. I was actually referring more to the golf area in the east, or what is that green space there? Remisenpark and so on, when I look on maps. I also saw a daycare center. But it’s quite a large residential development 2.0 as well.
