ᐅ Floor Plan Discussion for a Semi-Detached House with 130 sqm of Living Space without a Basement

Hey,

we bought a plot last week that will be developed with a semi-detached house. Our building partner owned the land, and we are working on the planning together. (We agreed on a general contractor, etc.)
We have now received the first architect’s draft, but we are not completely satisfied with it. Of course, we have looked at what feels like a thousand floor plans and would like to be better prepared for the next meeting.
Maybe someone here has a great idea.

Here is our “self-disclosure”
Building plan/restrictions
Plot size: 330 sqm (3550 sq ft)
Slope: NO
Site coverage ratio: 0.25
Floor area ratio: Eaves height 5.5 m (18 ft)
Number of parking spaces: 1 (building inquiry for garage at the property line is in progress)
Number of floors: 2 (knee wall on the first floor at 1.8 m (6 ft))
Roof type: Gable roof

Requirements from the owners
Style, roof shape, building type: semi-detached house
Basement, floors: We want to avoid a basement because the plot is located right by the river and to save a lot of money
Number and age of occupants: 2 people (36 years) and a toddler
Room requirements on ground floor and upper floor: We would like a small study on the ground floor and 3 rooms upstairs
Office: family use or home office: home office 3-4 days a week
Guests per year: about 4 weeks of visits from parents spread throughout the year, but they would stay in a hotel if necessary
Open or closed architecture: open kitchen/living room
Traditional or modern style: modern
Open kitchen, kitchen island: open kitchen planned
Number of dining seats: 6
Fireplace: NO
Music/speaker wall: –
Balcony, roof terrace: terrace with roof planned
Garage, carport: garage would be great, carport if necessary
Utility garden, greenhouse: –
Additional wishes/special features: technical room planned in the attic

Planner: architect from the construction company

What do you particularly like? Why?
2 large bedrooms

What do you not like? Why?
Bathroom on the first floor—that is being worked on!
Where to put the washing machine and dryer?
Utility room/storage without window

Price estimate according to architect/planner:
440,000 including KfW 40+

If you had to give up something, which details/upgrades

Why is the design the way it is? Standard design from the planner
Ground floor plan: Kitchen/dining/living, guest room, hall, WC, utility room, terrace; north.

No, just upload them exactly as the ground floor and a section of the zoning plan (or mention it without a link, e.g., "Dingsdorf No. 123 Im kühlen Grunde"). They should even remain here then.

P.S.: If the design had a significant level of creative depth it would relate to the design itself and would not prevent reproducing a copy of it. However, such reproductions regularly omit important details (less affecting the creative depth and more the ability of viewers to identify tricky problem areas). That’s why it is unnecessary, useless, and harmful to understanding.

Yes, definitely, as long as you’re not aiming for exact precision down to 10cm (4 inches), but rather looking for ideas on how to modify something.
However, it should be roughly to scale.
It’s also important to include the plot of land with its orientation and access road.
Are you planning semi-detached houses for the outside?

We will "rebuild" the whole thing and hope to receive some new suggestions.
We understand that this is a standard design, but we are sure to get some helpful tips here.
At this point, we are not concerned about differences of 10cm (4 inches).
I had actually included the orientation in the image. You enter the house from the east, and the street runs to the east of the house as well.
We do not plan to build a semi-detached house externally; our building partner’s plot is larger, and their house will also be wider.
The length of the two halves is the same, so nothing is offset, and neither is the roof.

What about a Frunem rebuild?
It should look roughly like this, at least the upper floor.
I made some changes to the ground floor in the hope that it works out. In the guest bathroom, there is a technical shaft (for HVAC) leading up to the attic.
Floor plan of a house: open space 39.2 m² (422 sq ft) with a seating area, guest area 10.2 m² (110 sq ft), hallway 7.8 m² (84 sq ft).
