Hello everyone,

My girlfriend and I have reserved the following building plot through a selection process within a development area:


Site plan with parcels, street layout, and boundary lines


We are still considering whether to ultimately take the plot. We have until early September to decide. We are still at the very beginning of the process. Regarding the orientation of the plot, it is actually quite good (the main entrance could be placed on the north side, with the garden on the south and west sides). What do you think about the feasibility of building a single-family house on this plot?

Are there any factors we should additionally consider in our evaluation and decision?

Addendum: It’s not really accurate to call it a "street" in this residential area, and there won’t be any through traffic, except for residents or people who belong in the neighborhood.

You can do that—after three years, it will be waist-high. I actually find it almost ideal because there is no house close by to the southwest due to the street.

Limited plots, maybe. But high demand—not really. After all, there are still half a dozen plots available. A purchase price of €190 per sqm (about $22 per sq ft) is okay for a very rural location, but nothing extraordinary.

Does that fit your budget and, of course, your timeline (construction start 18 months after the purchase contract)? Once everything is settled, you’ve probably spent around €750,000 (about $820,000) all in.

Aside from that, I find the plot attractive. It has good space facing all directions.

Although a south-facing garden with a terrace is often highly praised, in my opinion, a purely south orientation is not ideal. The sun shines on it all day, and you end up hiding under a canopy or umbrella. For example, if a terrace were possible on the north side, I’d find that great. In the late afternoon and evening, the sun hits it beautifully from the west—perfect for warm evenings.

What I mean is, try to think outside the box.

There is still a nice triangular area there, which could include the courtyard as part of the terrace.

One more question maybe: What do you think about shading caused by the neighboring buildings or even those on the opposite side of the street? The eaves height should be around 6.21 m (20 ft) for all—should we expect significant shadows or will it all work out somehow?
