Hello everyone,

We have a few questions regarding our architect, their cost estimate, and their overall approach. We are currently in phase 2; planning the major renovation and a 40% increase in living space for our 1960s house. We have attached the cost calculation we received after 4 weeks of processing, as there are several points we find unclear. We have already discussed this with the architect, who also cannot explain the high costs. The costs seem disproportionately high to us. At the start of the planning, we had budgeted €500,000. How should we approach this? Is it realistic to expect the total to get close to €600,000? In that case, we would have to cut many things that we actually want to keep. Our original goal was to expand the living space and not to completely abandon the extensions and only carry out a major renovation. Does this cost estimate make sense to you? We look forward to your comments.

I can confirm this. A quick calculation based on experience from completed projects: 116m² (gross) x €3,500 (renovation including layout changes and structural components plus complete roof frame replacement) + 54m² (gross) x €4,500 for the new build = €650,000 gross, including additional construction costs (cost groups 300/400/700), excluding exterior works and interior finishing (cost groups 500/600). These costs do not consider your project’s individual requirements or unexpected issues during construction on an existing building. A contingency of at least 20% should be included.

The architect’s fee, according to the HOAI 2021 fee structure in fee zone III/base rate, based on his calculation of net eligible construction costs of €545,000 and commissioned service phases 1–8, including a renovation surcharge of 20% (minimum for existing building projects), incidental costs of 8%, and VAT of 19%, amounts to €102,500 gross.

€100,000 for an architect – does that mean they only oversee this one house for the entire year or what?^^ It’s almost laughable if it weren’t so frustrating.

I don’t know which region you are building in, but the costs for the shell construction and scaffolding seem extremely high to me. We are building near a major city in NRW and pay, for example, less than half for scaffolding with more than double the living area. The carpentry and roofing costs also seem much too high (despite dormers). Not to mention the architect fees...

These are just estimates generated by software used by the architect. At least it allows them to calculate your fee.

What I find problematic is that it creates effort and uncertainty for the homeowners.

If I were the homeowner, I would dismiss the architect and consider building a new house instead, unless you are attached to the "older building."

Thanks for sharing your experiences. We are building near Stuttgart in Baden-Württemberg. How much do you pay for the architect? It’s true that the architect’s fee is calculated according to the current HOAI and only seems so exorbitant because construction costs are so high.

Apart from the fact that I find the fee incomprehensibly high, or rather the entire calculation quite excessive (although I don’t really know much about it), you have to say that

in the end, maybe only about a quarter of the fee remains, because you have to pay taxes and cover fixed costs (e.g., possibly expensive office rent). And yes, you obviously don’t get such projects every week. If you get four per year at all...

Because of that, I felt well taken care of with a general contractor (GC) house build and have no idea about the pricing.

For a new build from a GC at €3,000 per square meter
€510,000
€50,000–100,000 additional construction costs (e.g., permits, fees)
you would have a standard house.
