Hello,

we are planning to buy a house that has rough plaster on the interior walls (which is partly damaged, with some flaking and dents).

Do you have a rough estimate of the cost for applying a smooth plaster finish (is Q4 level required for living areas?) or for putting up textured wallpaper and painting?

Unfortunately, I don’t know the exact square meter area of the walls, but the living area is 200m² (2153 sq ft) with a ceiling height of 2.40m (7 ft 10 in), and there are a normal number and size of windows, I would say.

If you need any more information, I’m happy to provide it.

I prefer not to share the floor plan here until it's finalized. Attached is a photo.

There are 6 rooms plus a kitchen and 2 bathrooms, without significant recesses or angles.
Now you have homework: For each room, calculate (length + width) times double the height. This will give you an approximate wall surface area. Then subtract 10% for doors and windows.
==> the area that needs to be newly plastered and painted
Multiply this by an estimated price per square meter for plastering, sanding, fiberglass wall covering, and paint.

Whether the cost without own work ends up around €8,000 or closer to €20,000, I’m sorry to say.
Without doing any work yourself, you will likely exceed €20,000. Maybe closer to €45,000 to €50,000 (?).

Maybe the textured plaster can be scraped off. However, I think it’s not just a superficial layer but rather a thick plaster.

Our house with 125sqm (1345 sq ft) of living space has 400sqm (4305 sq ft) of plaster surface area,
using my calculator I get 640sqm (6889 sq ft) of plaster surface area for your house,
which might be correct, but doesn’t have to be.

Are you seriously asking an entire forum to calculate approximate partition walls and roughly estimate the square meters for you? Sorry, but you really need to gather some information and numbers yourself first to get any kind of useful understanding.

Sorry, but you need to work out some of the information and figures yourself in order to get a proper feel for it.

How friendly everyone is here! I’m letting an ENTIRE forum do the calculations. No one is forced to reply, and so far there has been roughly one useful answer anyway…

You might want to compare the amount of information or your question about the house and the cost aspect of plastering 😎

Result?

And it is still unknown what thickness the existing plaster has, etc.,

the interior is completely covered with rough plaster (some of which is damaged, that is, chipped or scratched).

Maybe there is a photo of these areas... and then perhaps someone can provide a reasonable price estimate.
