ᐅ House design with three children's bedrooms on a 473 m² plot

We have the opportunity to purchase a 473 sqm (about 5,090 sq ft) plot in a new development area. Currently, we own a 120 sqm (about 1,290 sq ft) house from 2014 with two children’s rooms and a basement, and we have recently had another child.

Unfortunately, there are no larger plots available here at the moment. I am currently wondering whether a house like the one we envision can be reasonably planned on this site.

Site coverage ratio 0.38, floor area ratio 0.8, max building height 10.5 m (34 ft), max eaves height 5.5 m (18 ft). Three parking spaces need to be provided. Gable and hip roofs with slopes between 22 and 48 degrees. The plot is level with a south-facing street side.

The plan is for approximately 160 sqm (about 1,720 sq ft) of living space, including three children’s rooms, a home office, a main bathroom with a bathtub, plus a toilet with a shower on the ground floor. A garage is currently included in the plans, provided everything reasonably fits on the plot and we still have some garden space left. Basement construction is not yet decided—currently, we have a basement. Possibly an attic could be an alternative? I am uncertain about the maximum height allowances and whether this would even be feasible with two full storeys.

At the moment, our floor plan is similar to a Flair 113 with a basement. What bothers us is the extremely small toilet on the ground floor and the lack of a room on the upper floor.

I would first appreciate some general advice to help develop this idea.

Slope: 1.5 m (5 feet) on the plot, if those are contour lines shown in the plan. You can also see this in the photo.

This is easily manageable even without a basement.

This site is quite suitable for building.

The slope is about 5.5%. Along the boundary, slightly less at 5.2%.

I have marked it on the plan. A detached garage can also be registered as a carport (CP).

You are surely aware that construction costs are much higher than they were 10 years ago.

@hanghaus2023 Thank you very much for the suggestion, it already gives me some ideas. We are aware of the issue of cost increases and are planning a budget of around 700,000 euros. Our existing house has also increased in value in the meantime, and our income has risen significantly.

While looking for floor plans, we came across the following topic. Floor plan
At least the upper floor looks very efficient. We would stretch the house overall a bit, which would make the rooms correspondingly larger.

The plot is approximately 19.87 meters wide, and the building area is about 17.54 meters deep, measured according to the development plan. I will provide more detailed data later.
The immediate neighboring building is a townhouse built with 2 full stories; there are several like this in the development area. Whether they obtained permission through an exemption or if the development plan allows it due to some clause, I would have to find out. The following is stated there:

  • A maximum wall height (WH) of the main buildings of 6.5 meters (21 feet 4 inches) is permitted for plots on the uphill side, and 5.5 meters (18 feet) for plots on the downhill side, measured relative to the respective access road, according to the usage template.
  • The lower reference point is the street level at the center of the outer property boundaries along the street front. The upper reference point for the fixed wall height is the intersection of the building’s exterior wall with the roof covering.

Unfortunately, I’m not able to make much sense of this right now.

I assume they just chose the setbacks in the development plan. I measured 20m (65.6 feet).

Have you checked with Town & Country? The attic looks quite practical there. Is the ridge direction specified?
