Hello everyone,

Last year, I rebuilt the wall shared with my neighbor and installed a fence.

Now, I would like to do the same at the back of the property. The problem is that, according to the city’s building regulations, a new wall must be at least 3 meters (10 feet) away from the water body. This would mean losing about 2 meters (6.5 feet) of my garden, which I don’t want to do. Therefore, I can only repair the existing wall.

Well-maintained garden with green lawn, stone wall, fence, and small wooden shed in the background.

Can anyone recommend an approach?
Kind regards

What is the purpose of the wall?

If it’s just about the fence (like on the right side?), I would leave the wall as it is and simply put the fence in front of it. Or tear down the wall and install the fence directly. Nobody really needs the wall, right?

I’ll take that bold statement a step further and say that without the wall, the garden actually feels larger because it seems like the stream is still part of the property.
I would just install an “invisible” fence. But I know, that wasn’t the question!

Maybe you can divide the wall into sections (e.g., three), demolish and rebuild these sections one after another. This way, two-thirds of the wall would always remain intact, and the existing structure’s protection would stay in place. We used this method to renew our roof frame in the outdoor area, with the approval of the building authority.

Behind the wall, the ground is level. It’s like a worn path. Then about 1 meter (3 feet) to the water. So the wall needs to stay to stabilize everything. Otherwise, everything would slide toward me.
If I tear down the wall and put up a fence, that counts as a new property boundary and would have to be 3 meters (10 feet) away from the water.
That’s why I want to repair the wall as best as possible and put a fence on top.
I’ll take a close-up photo tomorrow.
