Hello,

I’ll give it a try as well. We have purchased a plot with access from the south side. There was not much choice available, but we are at least glad that a home for our family is now within reach. The detailed planning, however, is proving to be more complicated. As mentioned, the south side of our house will face the street, so most floor plans from prefab home suppliers are not directly applicable. We received a proposal from the local builder and their supporting architect. In the end, it didn’t fully convince me (the essentials are there except for the entrance area and stairwell), so I started thinking about it myself—maybe just to get a clearer idea. Since we are building with a basement and based on the experience from our current rental, a straight staircase would be preferable. Because our current apartment is completely open-plan, we tend to prefer a closed room layout across the floors.

Basically, I need general feedback, but especially on the entrance area/stairwell. Suggestions for improving the current façade are also welcome. What do you think about the access to the garage?

thanks for the initial feedback. I realize it wasn’t very well received. Actually, I created the drawings just to visualize a few concepts. This is one of them. For example, the walls are not aligned and maybe the guest bathroom and pantry aren’t ideal. You are right, I will definitely take note of that. I deliberately designed the pantry this way because, as mentioned above, the kitchen is not very large. For this reason, the kitchen layout will probably be limited to a U-shape.

Regarding the bricks --> Wienerberger offers 36cm (14 inches) bricks suitable for KfW 40 standards.

Basically, I need some inspiration and maybe some feedback:
- Where would you place the entrance area and cloakroom?
- Where would the staircase go?
- How would you arrange the kitchen, dining room, and living room?

I’m happy to share more details if needed.

Completely wrong approach to split the kitchen into two rooms. Make the space as large as necessary and do not add a second room.

No, you need a professional/architect to design the plan for you or a builder who has a model home you like and that can be customized. You can then come back with the plans.

It’s best to start at the beginning and first show us your new property. That means a site plan with the plot dimensions, road, desired house placement, possibly neighboring buildings, and any special features such as a slope, forest edge, or something similar.

Here is the plot and building boundary as mentioned. Basically almost square, 25m x 25m (82ft x 82ft). Six meters (20ft) distance from the street, 14m (46ft) allowable building depth, which leaves about 5m (16ft) distance to the neighboring plot at the back. Special features include relatively high groundwater, which will at least affect the cellar floor. To the south is a single-story bungalow. Further south is nature, so the south-facing windows on the first floor, if not floor-to-ceiling, should offer quite good privacy as well as a nice view. Due to the through street, floor-to-ceiling windows are not an option. The eastern neighbor has a relatively high privacy screen and an opaque bathroom window on the first floor, plus a small additional window. Therefore, a large window front facing west on the ground floor would be suitable. To the south, the street runs by, so we need to plan some privacy measures there. That’s why the windows on the ground floor are rather small but should still provide enough light. I liked the idea of placing the stairwell facing south so that it becomes a very bright space, connecting the upper and ground floors. In other concepts the stairwell was placed centrally on the east side, open to both floors—basically how most floor plans are designed. However, that would have been a spiral staircase. The western neighbor is estimated to be about 12m (39ft) from our plot but has a dormer facing our direction.

Almost any brick is suitable for a detached house meeting EH40 standards. However, the brick alone is not enough. The overall concept is what matters.

If it absolutely has to be monolithic, then you will need a Poroton T7-49.0-Perlite. However, don’t be shocked when you find out the price for materials and labor—if you can even find someone willing to build with this type of brick.

Alternatively, a 17.5cm (7 inch) T18 with facing brickwork and cavity insulation, or external thermal insulation composite system (ETICS) with plaster.
