I expect 3000 to 3100 EUR / m² (279 to 289 USD / sq ft)
Personal price limit for the house, including equipment: 900,000 EUR plus garage
Preferred heating technology: heat pump with horizontal trench collector
Why is the design the way it is now? e.g.:
We have now drawn several floor plans. All our ideas and priorities have been included. We would like your opinions on where you see potential for improvement. The building’s layout is very important to us. We deliberately avoid dormers, bay windows, etc.
Attached you will find the floor plan and site plan. (The house is to be built parallel and as close as possible to the street)
The difference between two contour lines is 1m (3.3 feet).
The arrangement of the rooms is intentionally chosen. Please do not discuss that the children’s rooms are on the north side.
Currently undeveloped, entirely meadow.
We would greatly appreciate your feedback and even more your suggestions for improvements.

- Sliding door on the ground floor leads into the lower extension without an exit
- View only from the living room and dining area
- Dining area without garden access (see basement)
- Arbitrary window arrangement, including underground -> dining area with basement window well -> exterior door beneath the dining area
- Laundry room 30m² (323ft²)...

As I already mentioned, consult an architect to whom you can clearly explain your requirements. But please do not bring your current plan with you.
Your plot is truly a challenge. Its requirements must be understood in the context of the surroundings and the development plan. Without complete information, I cannot offer any proposals. I am also not familiar enough with the building regulations in your state.
You’re essentially trying to shower without getting wet.
What do you think will happen once we know exactly where you’re building?
Your floor plans are not worth improving at this stage. The architect should first clarify the fundamentals.
Is there a soil survey from the developer of the development plan? Is the road already in place?
An online forum cannot replace the several-hour initial consultation with an architect.

These are probably not even all, and I haven’t even looked at the basement and the sloped terrain yet! That’s where the review starts. Anyone who comes in first with the floor plans doesn’t really know what they’re doing. The original poster doesn’t need to know either. There are experienced architects who have studied this for years.
