Hello, we have two fairly comparable offers from the above-mentioned companies, but they differ in wall construction as follows:

Heinz von Heiden:
- Porous hollow brick T12, thickness 24 cm (9.5 inches)
- Polystyrene insulation boards (fire-retardant), thickness 16 cm (6.3 inches), thermal conductivity class 035

Team Massivhaus:
- Aerated concrete blocks (H+H), thickness 17.5 cm (6.9 inches)
- Mineral wool insulation (KD), thickness 12 cm (4.7 inches), thermal conductivity class 035
- Branded facing bricks
The total wall thickness is about 45.0 cm (17.7 inches).

Which wall construction would be considered higher quality? We assume the one from Team Massivhaus due to the facing bricks.

You are able to assess this. So you inquired about the same house (who planned it, and what type of exterior walls?) from two companies. And now one of them says they will build it with a different wall construction?

Or is it perhaps more like this: You requested a “roughly this is what we want” type of house, and both providers responded with building proposals that you see as having no significant differences?

From my point of view, Berlin does not primarily require a masonry cladding for weather protection. Both companies compared here are probably well known in this forum, with Team Massiv being, in my opinion, the somewhat more reputable business partner than Heinz von Heiden—though both would be preferred over a more locally limited provider than Team Massiv if in doubt. For example, have you also considered KB Brandis or Mein Haus (in Nauen, with whom, to my knowledge, @motorradsilke and @Nida35a have built)?

The weatherproof exterior finish is completely missing here, whether plaster or facing brick; it’s not mentioned at all.

Whether you prefer polystyrene or mineral wool, hollow bricks or aerated concrete, is not necessarily a matter of belief. Some would never build with aerated concrete, while others would never attach any polystyrene products to the house.

If a wall construction like the one mentioned were of higher quality overall (let’s set aside the facing brick for now), you would surely see this reflected in the house price. Nobody gives anything away—both construction companies are in the affordable segment.

By the way, although not asked, a branded facing brick does not necessarily mean it is of high quality. And TM has repeatedly attracted negative attention at the start of house construction due to its no longer available “brands,” while Heinz von Heiden also has its shortcomings. Which is of higher quality?

Thanks for the suggestions, we will take a look. (Creditworthiness is currently a key factor; in this regard, TMH and Heinz von Heiden have an important advantage.)
