House Design
Origin of the design: by me, before meeting with architect
What do you particularly like? Why?
What do you dislike? Why?
Price estimate according to architect/planner:
I expect 3000 to 3100 EUR / m² (279 to 289 USD / sq ft)
Personal price limit for the house, including equipment: 900,000 EUR plus garage
Preferred heating technology: heat pump with horizontal trench collector

Why is the design the way it is now? e.g.:
We have now drawn several floor plans. All our ideas and priorities have been included. We would like your opinions on where you see potential for improvement. The building’s layout is very important to us. We deliberately avoid dormers, bay windows, etc.

Attached you will find the floor plan and site plan. (The house is to be built parallel and as close as possible to the street)
The difference between two contour lines is 1m (3.3 feet).
The arrangement of the rooms is intentionally chosen. Please do not discuss that the children’s rooms are on the north side.
Currently undeveloped, entirely meadow.

We would greatly appreciate your feedback and even more your suggestions for improvements.

Can you share more about the planned material for the walls?

We would like to build with pumice concrete blocks, with a wall thickness of 49cm (19 inches). I’m not sure if that will work or be sufficient for a 40cm (16 inches) house. (The plan shows 40cm (16 inches) walls.)

I already mentioned in my post https://www.hausbau-forum.de/threads/grundrissentwurf-einfamilienhaus-ca-230qm-plus-keller.45979/page-7 that the floor plans and the location on the plot should be considered together.

Why didn’t you say from the start that there is already a post about the floor plan? Unfortunately, you didn’t provide much helpful support there.

Please tell us what your reasons were for the placement, choice of floor levels, etc.

The building height mainly depends on the reference point. Are there any regulations regarding this in the development plan / zoning plan? In that case, 12 m (39 feet) could quickly be too low.

on average.

@hanghaus2023
Would you be interested in combining both plans so that the slope including the house is shown?

Otherwise, there has already been a lot of input in this thread since August 2023, none of which has been incorporated.

I have read that and certainly took it into account with this plan. It would be very helpful if you could explain in detail what exactly about the current plan is not suitable.

There is no post about this floor plan yet. This plan was only intended to have slight similarity to the thread you mentioned.

Placement: As close to the street as possible, according to the zoning plan / building permit. Additionally, positioned to have an optimal view to the northwest and north.
Overall, we would like it to be functional. The chosen floor layout is with sleeping quarters upstairs and a large kitchen and living room downstairs, as well as enough space in the basement.

The reference point is the green dot in the drawing. If I measure from this point to the northwest corner of the house, including a buffer, it is 3 m (10 feet). That means if you place the house on that corner, you can build up to 9 m (30 feet) high. Assuming the basement is below ground level, even more is possible.

Please do not confuse the contour lines with the setback lines from the road in the two plans. The house is almost parallel to the road but not to the contour lines. Attached you will find both plans combined again.
Grundstück_Hang_1m_pro_Linie are the contour lines.
Screenshot_... are the setback lines from the road (lines parallel to the road).
