Hey everyone,
I have been planning my house construction for some time now and have had the plans drawn up. Currently, I am working on the electrical layout and would appreciate any expertise, suggestions, or ideas you might have.
I am always open to comments and look forward to exchanging ideas with you all!

Hausbau93§913 Jan 2024 12:38Hey, thanks for all the messages!
I’m planning to do a lot of the work myself because it’s difficult to communicate perfectly with the architects since standards here and abroad are just different. I’m currently gathering ideas and suggestions and really appreciate your comments.
The electrical panel will be located in the utility room.
Regarding steel frame construction, I’m curious why that wouldn’t be possible or allowed.
Best regards

I’m planning to do a lot of the work myself because it’s hard to fully communicate with the architects there, as the standards here and abroad are simply different. I’m currently gathering general ideas and suggestions and really appreciate your comments.

Regarding steel frame construction, I’m curious why that would be impossible or not allowed.
Best regards Well, could you share some basic information?
Where is the building site, who is designing the project? Why are you planning it yourself and what is the intended use?
There is a pinned questionnaire somewhere... I think it would help everyone if you filled it out ;-)

Hausbau93§913 Jan 2024 13:03Hey
Here is the preliminary information about my project, if available:

Floor area ratio (FAR) – 0.4
Plot ratio / site coverage ratio – 0.6
Building envelope, building line and boundary – see image
Edge building – 3 m (10 ft) setback from the street
Number of parking spaces – planned up to 3
Number of floors – 2
Roof shape – free choice
Architectural style – to be decided
Orientation – see image
Maximum height / limits – to be decided
Other requirements – to be decided
Homeowners’ Requirements
Style, roof type, building type – flat roof, pictures attached
Basement, floors – ground floor, first floor, possibly attic
Number of people, age – 4 adults (parents 50/55, children 18/23)
Room requirements on ground floor and first floor – Currently on the ground floor: one bedroom, large open living area with kitchen, bathroom and utility/technical room. First floor: 3 bedrooms (2 with en-suite bathrooms), one optional living room or possibly an additional bedroom, plus an extra bathroom/WC. Attic: still considering whether to include it or not, optional, unsure if it fits the overall look.
Office: family use or home office? – family use
Guest overnight stays per year – should be possible, but flexible solutions can be found
Open or closed architecture – see pictures
Conservative or modern construction – see pictures
Open kitchen, cooking island – open kitchen with island
Number of dining seats – 6 regularly, 10–12 for guests, also improvised
Fireplace – yes, planned between kitchen and living room
Music/sound system wall – not a priority
Balcony, roof terrace – both planned
Garage, carport –
Utility garden, greenhouse – no
Additional wishes / special features / daily routine, also reasons why certain things should or should not be included:
The house is planned in Albania; the architect was only intended for the floor plans and actually gave very little input, so I’ve done most of the planning myself. I will inevitably need to find a new architect there. Building a house is a personal passion of mine, and I find the forum excellent as I have already learned a lot here.

Regarding steel frame construction, I’m curious why that wouldn’t be possible or permitted. Still, I’ll leave right after this:
I was referring to reinforced concrete frame construction, which—even if you fully insulate it in areas where exterior walls are planned instead of windows—would be highly questionable in terms of meeting the energy efficiency regulations here in Germany.

I’m not really sure what you mean by “troll thread.” I’m just trying to gather information and learn something new here. Nevertheless, I appreciate your effort to contribute.

The house is planned in Albania, the architect was only intended for the floor plans or rather I did a lot myself and received very little from him. So I will inevitably have to find a new one there. I’m personally very enthusiastic about building a house and I find this forum great because I’ve already been able to read up a lot here. @11ant So the house is in Albania as the label suggested. There probably aren’t any German building codes to comply with there ;-)
But why are you seeking help in a German building forum then? Sorry, but you need more professional help than just an architect for floor plans.
What about construction supervision or site management? Even in Albania, houses cost a lot of money. Do you want to waste that?
If your approach to building is anything like here in the forum, I’ll grab some popcorn...
