We have been looking for a plot of land in the greater Nuremberg area for quite some time. During our search, we came across the land services or land brokerage offered by various (prefabricated) home builders.
I have read in several threads that these services, which are tied to house contracts, can be very problematic. My question is whether anyone has had success with these services—in other words, has anyone really found a good plot at a reasonable price that they couldn’t have found themselves online?

Buchsbaum21 Dec 2023 21:32I commuted for many years from Nuremberg to Schweinfurt and lived in the southern part of the city myself. We also looked for a plot or house in the metropolitan region for several years. There were very few offers, and if any, they were very expensive.
The region is completely overpopulated. The infrastructure cannot keep up with the number of people. The commuter train (S-Bahn) from Bamberg is extremely crowded during rush hours. The Franconia highway is not really a highway, more like a traffic jam route. Whether you want to go into Nuremberg early in the morning or leave in the evening, you are practically always stuck in traffic.
In the early morning it was still manageable, but I usually left at half past five. In the afternoon, it took an hour to cover 5 meters (16 feet). Crawling through the city at walking pace.
Traffic jams on the southern bypass, traffic jams at the city limits, traffic jams at the BMW traffic light.
Today, I am very happy to have moved to Saxony-Anhalt. Much better quality of life in every aspect.
For many acquaintances, the dream of owning a house did not come true. Not in the metropolitan region.
The best thing is that with the ICE Sprinter train, I can get from Halle an der Saale to Nuremberg Central Station in 1 hour and 36 minutes.

There are still some affordable building plots somewhere. Towards Schlüsselfeld, Geiselwind, or further down towards Eckental and Schnaittach.
Herzogenaurach and Frauenaurach are completely overpriced. A friend just sold a 30-year-old semi-detached house with a very small plot last summer for 700,000 euros. Simply crazy.

Let me tell you something: after we requested a catalog from Heinz von Heiden, they contacted us several times voluntarily. They said they had a plot and could offer us a house there. This happened three days after the plot appeared on portals—which we also saw. Any active homebuilder will reach out to potential clients about available plots without any preference. That’s called service, a win-win if it fits. But anyone who sells that as a promise or special service, I consider unreliable.

The proofreading of the collected Barthel tips as an eBook fell further down the priority list due to the confusion caused by the pandemic. Even I can’t currently remember where I last listed the references (about two years ago, when there were around thirty). So, unfortunately, they still have to be gathered here bit by bit. I do not work for a house builder, but as an independent (and therefore more in favor of the homeowner) building consultant. The knowledge accumulates inevitably when you have been involved in residential construction planning (mostly single-family homes) for four decades. In between, I also worked for many years in an architect-like role and, a few years ago, I was a window manufacturer and then a window dealer.
