ᐅ Placement of House and Garage on the Property

Hello everyone,

After a long search, we finally had the chance to reserve a suitable plot of land in the municipality of our choice. It is a new development area, and the plot we selected is a corner lot on a "play street" with an area of just under 580 sqm (about 21 x 27.5 m). So far, we are quite happy with it.

The only downside, in our opinion, seems to be the access to the plot from the lower side of the plan (approximately south). It would have been better for us to have a driveway from the left side of the plan (approximately west), allowing us to place the garages on the north side. Unfortunately, parking spaces are planned along the property there, so our driveway must now be from the south.

This somehow makes the placement of the house (assuming 8 x 11.5 m, sample floor plan) and the garages not quite straightforward, in our view:
  • House positioned as far north as possible, garages next to it on the east
  • -> very long driveway, large paved area, house pushed very close to the west side, so no terrace/garden possible there anymore
  • House positioned as far south as possible, garages beside on the right
  • -> only north garden and north terrace possible, which is not really what we envision
  • House placed as far as possible in the northeast corner (3 m distance each), garage with 5 m distance (minimum according to development plan) from the southern edge
  • -> "awkward" path layout between garage and house to the front door
    -> but still seems to be the best option for us and is also shown in the picture
Our preference would be a double garage (or two single garages). If there are any advantages, a garage plus carport could also be considered. It is important for us, however, that both cars can enter and exit independently.

I’d be interested in your opinions on this. Maybe someone has a similar situation and found a great solution. Any other suggestions are also welcome.

Pffff... Well, better to plan the bathroom in advance than not at all and then complain.

But this question does confuse me a bit if the house design is already more or less set. The orientation issue seems a bit late in the process.

@kbt09 / ypg: Thank you for your comments – I completely understand your concerns. The orientation on the plot and the example floor plan are suggestions from one potential builder. We are also in discussions with other companies, who will likely have different ideas and concepts. The ideas and opinions from this forum are also valuable input. For now, I am trying to imagine and develop this one proposal as concretely as possible.

Surely, this might lead to some double work if the orientation or floor plan ends up being different – but if the orientation does fit, I have saved time by starting the rest of the planning early. It is a balance between avoiding double work through parallel planning and losing time through sequential planning. I am trying to find a reasonable middle ground here…

As an optimist, I wouldn’t even see potential double work on the bathroom planning as a negative, but rather as a positive – it means I have already considered different options and (im)possibilities and maybe gained a sense of what works and what doesn’t, or what I like and what I don’t.

Hello,

I would position the garage behind the house and place the house as far south as possible. If you want to rotate the house slightly, a southwest-facing terrace would be the most beneficial. No neighbors to disturb you and you get the evening sun.
