ᐅ Small Plot, Narrow Driveway – Required Space for Turning Around

Hello everyone,

We have purchased a backland plot in the city and would like to start building on it now.

Our problem is the 3-meter (10 feet) wide and 25-meter (82 feet) long driveway.
As can be seen in the picture, a swept path curve has already been drawn to the lower area, so that we can reach the 90-degree, also 3-meter (10 feet) wide driveway in front of the house.
However, we don’t want to have to back out of this long driveway forever and definitely want an option to turn around both from the garage at the top and from the parking space in front of the house below.
Since the plot is already small and we want to keep as much garden space as possible, we are reluctant to move the house further east.

Are there also reverse swept path curves that show the driving route?
How much space do we need? Is the swept path already drawn sufficient to turn around with a single maneuver?
Personally, I see the problem more from the garage at the top than from the parking space. Do you agree?

We need to split the front part of the plot soon, and therefore we have to determine exactly how much space we require.

Our car is an Opel Astra (approximately 4.4 meters (14.4 feet) long).

Or do you think a diagonal line would even be more practical?

At this size, it won’t be able to make the turn when backing out. That’s the main issue. Otherwise, the sandbox area in the east would have to be sacrificed, which I consider the lesser evil. As soon as the footprint gets any smaller, it becomes a tower. The corner of Appe is another option the original poster is currently considering.

Unfortunately, this is not our decision alone. We were able to get the inland half of the plot cheaply on the right side and now have to make the best of it. Our idea was to have a very small front yard and a minimal distance (3 meters (10 feet)) to the neighboring property on the north side, using these areas for parking spaces.

The south and east sides are undeveloped by the neighbor, which is nice, and to the east there are large oaks and so on. This naturally means that not much sunlight comes through in the morning, but on the other hand, the east side is not built up. Considering we are only about a 10-minute walk from the city center and have a small lot, it is still quite green there. The south side will be used about half as a terrace, and the east side purely as a garden/play area.

As I said, I find the suggestion to shift the house to the east interesting, but the garden facing east seems more valuable to us.

Just for your information: Nowadays, row houses of around 150 m² (1,615 sq ft) and semi-detached houses of about 200 m² (2,150 sq ft) are being built. Whether that looks nice is another question. But I think that many city dwellers would be very happy with the way we plan it (i.e., not using valuable space for cars). You just can’t compare it to rural areas. The location is a huge plus for us. For example, we couldn’t make use of 1,000 m² (10,760 sq ft) in the countryside. We also looked at semi-detached houses around 250 m² (2,690 sq ft), and it wasn’t that these were not an option.

However, with an eastward shift, you would have a more multifunctional area that can be used in the west/south. Many small sections are not always better. And sandboxes for children are usually a temporary setup, while I find the sandbox under supervision from the main terrace to be more practical anyway. After all, children playing in the sandbox are generally not left alone.

You don’t need a front yard. You need a multifunctional space, but rather a turning area. Children don’t play in the garden all year round, only a few months, and there are alternatives for that on the space.
Since you don’t need a 12-meter (40-foot) terrace either, you can easily share the area with the children. Care doesn’t happen around the corner but side by side with eye contact.

After six pages, I still can’t see that you understand you need to change something in your planning instead of always insisting only on the kindergarten.

Rolf and I didn’t want our little siblings involved either. The moms could watch us from the kitchen windows, but getting closer to our sandcastles wouldn’t have been welcome. In a way, sandboxes are little mancaves ;-)
