Hello,

After our preferred architects unfortunately declined due to lack of availability, we are now looking for alternatives.

We are searching for someone who can transform a house built in 1980 on a beautiful large plot just north of Munich, with good transport connections, into a modern home.

Ideally, someone experienced in renovating existing buildings and available to supervise the construction site – we are complete beginners. If necessary, additional construction supervision would be possible, but we would prefer to have everything managed through a single source.

We have some ideas on WHAT we would like, but we are completely open on HOW to achieve it – meaning we are looking for someone with good, creative ideas.

The scope is more or less a major renovation, plus a pool and terrace. We want to try handling the rest of the garden ourselves for now.

The budget is around 500,000 to 700,000 euros (approximately 540k to 760k USD). Some Munich architects have already turned us down, saying the project "would not be worthwhile" for them.

Does anyone have recommendations or know how we can find someone? I have called nearly all architects from Garching and Freising who have their own websites...

What kind of Munich arrogance is this? What will they do in a year when hardly anyone can build anymore and orders collapse?

They have their own websites precisely because they tend to fill their schedules first. I thought of them last, especially for a single-family house. The fact that you are planning a renovation doesn’t seem that crucial to me. The house is detached and not from a long-gone architectural period, so I would also consider any new construction architect suitable. I completely agree with you, but for those without a website, there are naturally no references we can look at immediately – that’s why I’m asking for recommendations specifically for those without one. 😉
Calling all of them just to find out that our styles don’t match at all is something we’d like to avoid if possible.
Unfortunately, none of our friends have built with architects either, or they are fully booked.
There are also no new builds in our town to ask around – no surprise, since the only available plots are tiny townhouse developments.

Being a freelance architect without a website (not “and taxi driver” or “and waiter”) and still making a living is a reference!
