Hello everyone,
we are currently planning the living and dining area of our condominium. Construction has not started yet, so we have complete freedom regarding the connections and placement of the kitchen.
The floor plan of the room is somewhat challenging, and I’m not sure if we might be overcomplicating the initial planning. Therefore, we would greatly appreciate any tips on how to best design and divide the space.
The room needs to accommodate: kitchen, dining table, sofa + projector or TV.
Notes on the planning:
- The screen in the center is to be mounted on the ceiling and only lowered when watching movies.
- The table should be pushed all the way against the wall in normal use and only pulled further into the room when there are many guests, so that additional people can sit on the bench. (I have attached one version for 8 people and one for 6 people.)
Do you have any other ideas to make the best use of the space? The kitchen island is not absolutely necessary, but due to the pillar, the use of the room seems rather limited from my perspective.

Have you even made a formal claim for the penalty? That would be the minimum requirement. From that point on, it doesn’t really matter whether the responsible party has to pay the “penalty” monthly or if it is offset against any other claims. On the contrary, everything that has already been paid is properly accounted for. I would therefore start enforcing this contractual penalty retrospectively from now.
Well, you’re quite something (or maybe I should have taken a closer look earlier). At first, it seemed to me that the developer was clearly in delay and had already acknowledged their obligation to cover your temporary housing costs. Now, looking back, it appears the delay refers to the construction start that has been overdue for more than a year. Accordingly, you should have noticed the lack of installment demands for a long time, indicating that nothing is progressing. Is the developer already sending those cheerful emails from a tropical beach in a country avoiding delivery?
I therefore take back everything I said earlier. Looking more closely, this case reads to me like only an initial payment was made for a specifically named apartment in a castle in the air, and no real progress has started. Could it be that the “delays in the building permit / planning permission” are because the down payments were squandered in gambling or other activities, and the building authorities aren’t even processing the file without the fee payment?
Check the insolvency notices and discuss with your lawyer the possibility of filing a criminal complaint for fraud or submitting a third-party insolvency petition. In potential adversarial fees for sampling inspections, I see your problem as less likely. Or did you leave out “something” in your latest update, and there actually have been visible progress, with only the readiness for occupancy still pending?

There is definitely progress: the shell construction is now almost complete, and the roof should be installed this week. The groundwork started last year (May) in early summer. Last month, we also had the first owners’ meeting regarding a vote on installing a photovoltaic system. The planned completion date is Q1/2024.

When I bought the apartment, there was virtually no market supply in our area – with the rise in interest rates, prices have not yet dropped, but at least there is now some availability, so we are looking around.

Normally, there were no or hardly any listings, but now there are quite a few. However, I haven’t seen any price reductions in houses so far. The only thing I’ve noticed is that condominiums sell very quickly. There seems to be more demand there. That might be helpful for you, too, if you do manage to find a house.
