ᐅ Floor Plan Design for Living and Dining Area of 30 Square Meters

Hello everyone,
we are currently planning the living and dining area of our condominium. Construction has not started yet, so we have complete freedom regarding the connections and placement of the kitchen.
The floor plan of the room is somewhat challenging, and I’m not sure if we might be overcomplicating the initial planning. Therefore, we would greatly appreciate any tips on how to best design and divide the space.
The room needs to accommodate: kitchen, dining table, sofa + projector or TV.
Notes on the planning:
- The screen in the center is to be mounted on the ceiling and only lowered when watching movies.
- The table should be pushed all the way against the wall in normal use and only pulled further into the room when there are many guests, so that additional people can sit on the bench. (I have attached one version for 8 people and one for 6 people.)
Do you have any other ideas to make the best use of the space? The kitchen island is not absolutely necessary, but due to the pillar, the use of the room seems rather limited from my perspective.

Thank you for your input. We are aware that we have to make compromises with the apartment. However, we decided on this apartment because it meets most of our needs (e.g., a "large" garden and location) and is also intended as a temporary solution. Having children is not currently planned (but it will be in the future) – though anything can happen. In such a case, we would like the opportunity to take our time to choose the right and suitable property. Because that can sometimes take a while in the Stuttgart area... 😀

You can grow old together as a couple, but you could also live there as three from pregnancy until the child reaches school age. The rooms can simply be rearranged. Last night, I received an email for the first time that was sent to all owners. In the email, the developer informs that work has not yet started. It also states that they hope to begin work in April. No delay in the completion of the construction is mentioned.
My questions regarding this:

More than a year has passed now, and as was already foreseeable back then, we still haven’t moved in. 🙄 Officially, our developer is now behind schedule, although we haven’t discussed any compensation yet. I was informed in writing that after March 31, 2023, all living expenses until moving in would be covered. How is this usually handled? Monthly payments, or should I withhold part of the final payment? (With the first instalment, 5% was retained as a security deposit.)

thanks for your feedback. I hadn’t considered that before. My thought was that with the remaining additional costs, I might end up stuck with the invoices I’ve issued because of high estimates... Do claims expire, or why would you issue an invoice every month right away?
