Hello,
I have to admit that we approached the house construction quite naively...
We have already signed the detailed construction plans, and now the construction company wants us to waive our right to special termination in writing – is that even legal?
Now to the main question: we signed a fixed price contract (turnkey), but the site manager said that the price might change again after the structural engineer's calculations???? I mean, we won’t make any more changes to the plans, and we have already budgeted with the bank based on the known price – is this normal? It feels like buying a pig in a poke!

There will be many more unexpected costs coming your way that you weren’t aware of, and the home seller deliberately did not tell you about them to get you to sign...
I can still hear it today, as if it were five minutes ago, when the home seller said, "12,000 EUR for the utility connections is plenty, there will always be some left over..." When I include wastewater connections, all utilities ended up costing us around 14,000 EUR (approximately 15,500 USD). Even the predicted 2,000 EUR (2,300 USD) for a small cistern was more like a down payment. And it just keeps going on like this...

k-man202112 Jun 2023 18:48That works… we are currently planning a multi-family house on a slope, with a footprint roughly equivalent to four single-family homes. The budget includes 100,000 for excavation and disposal, but we also have some rock, category BK 7.
