Hello,
I have to admit that we approached the house construction quite naively...
We have already signed the detailed construction plans, and now the construction company wants us to waive our right to special termination in writing – is that even legal?
Now to the main question: we signed a fixed price contract (turnkey), but the site manager said that the price might change again after the structural engineer's calculations???? I mean, we won’t make any more changes to the plans, and we have already budgeted with the bank based on the known price – is this normal? It feels like buying a pig in a poke!

If simple solutions are preferred, I still believe that the local builder “Bricklayer’s Son and Grandson” best maintains its reputation through flawless workmanship. You are, of course, right, but there are also fraudsters or companies that go bankrupt. Everything has its pros and cons. For regional construction firms, I would definitely look for solid references. In our case, these came from local banks and financial advisors. Everyone said that our general contractor (GC) does good work. The bank we ended up with was even a bit flexible with the interest rates because of that.
It is recommended in all cases to have a rough understanding of what is happening and which steps are important.

The cancellation period lasts 14 days, after which it becomes legally binding. By waiving this, you avoid the 14-day waiting period. This is absolutely standard practice, since no one signs a contract worth 450,000 EUR (about 485,000 USD) on a whim. At least, I hope not.

To reduce the risk of bankruptcy, big names deliberately choose company shells that were founded during the Kaiser era ;-)

Every construction goes over the estimated budget, and if an extra 2000€ (about 2200 USD) can’t be afforded at the start, it will become a problem later on.
