Lauralila8811 Jun 2023 11:17Hello,
I have to admit that we approached the house construction quite naively...
We have already signed the detailed construction plans, and now the construction company wants us to waive our right to special termination in writing – is that even legal?
Now to the main question: we signed a fixed price contract (turnkey), but the site manager said that the price might change again after the structural engineer's calculations???? I mean, we won’t make any more changes to the plans, and we have already budgeted with the bank based on the known price – is this normal? It feels like buying a pig in a poke!
Best regards

Take a look at your contract: it should state that architectural and structural engineering services are included.
However, based on the foundation recommendations from your soil report for the plot, it may be necessary to update the structural design for the foundation slab. Additional costs can arise from this, but not for the structural engineer as such, rather for the reinforcement in the foundation slab.
Who are you building with?

Who are you building with? We are building with Haus der Handwerker. Yes, the structural engineering service is included in the house price for nearly 10,000 Euro, but the site manager said there might still be additional costs after the structural engineer’s calculations—why he already knows this, we have no idea. We definitely cannot suddenly spend an extra 20,000 Euro. We also found out two days ago that we need a sump pit for the basement according to the soil report, which we did not expect because the architect said drainage would be enough...
Best regards

Did you not include a buffer in the financing calculation?Yes, but now there is the unexpected addition of a waterproof concrete basement needed according to the soil report.
