Hello everyone
Our general contractor informed us that the window manufacturer is offering a discount and wants to pass it on to us. This discount only applies to orders confirmed and paid for before the end of this month.
We are still far from the stage of window installation (we are just starting).
What risks are associated with making an early payment for the windows before they are actually installed in our house? Are there any ways to mitigate these risks?

My windows were ordered exactly according to the plans. Although the window manufacturer said this is unusual, he spoke with my mason, who assured him that everything would fit. The windows were installed one day after the shell construction was completed, and everything actually fit perfectly. This was very helpful for the construction schedule.

The safest approach is to order based on actual measurements rather than the plans. This is the usual method, not the other way around. Recently, however, this has become increasingly difficult due to delivery issues.

However, our builder generally does not install anything cheap (in the sense of "low quality"), and I can’t imagine that he would make an exception when it comes to the windows.

The GC will then conclude the subcontract agreements with the window supplier. I believe the window supplier is the one who ultimately receives the discount from the manufacturer.

It went the same way for us. After the shell construction, no one came back to take measurements. So, I checked the shell dimensions myself with a laser measuring device, and after the fifth or sixth measurement, I only found deviations of a few millimeters, which made me understand where the confidence in the measurements came from. Excellent masons were at work. Among the few measurements I took, two matched the plan exactly down to the millimeter. Of course, it might look a little different two courses of bricks higher or lower, but I was impressed. The windows then fit perfectly, and the compressible sealing tapes barely had to cover a gap of 2cm (0.8 inches) to seal properly.
I repeat that I wouldn’t risk this even for a 5,000€ saving. Maybe I missed which window manufacturer it was, but if they get many customers to pay upfront quickly, they might do questionable things with the money they suddenly have. And who knows, the fine print could say that “price adjustment” means B-grade windows are allowed to be delivered. I’m rather skeptical about such offers.
