ᐅ Which type of garage at what cost?

Greetings,

We are planning to build a garage next to our single-family house. We have requested several quotes and are surprised by how much they vary. We contacted the following companies: Zapf, Rekers, Hoffmann, and K-Plus. We also noticed that the prices for installing strip foundations fluctuate dramatically, ranging from 3,000 to 5,000€ (approximately $3,200 to $5,300). Wouldn’t a large concrete slab be more cost-effective?

Garage dimensions: 2.95 x 9 meters (9.7 x 29.5 feet), including an extension. The specifications were always the same: Hörmann sectional door, Hörmann door and drive, electrical package.

Quotes:

Hoffmann: 30,000€ (about $31,700)
Zapf: 21,000€ (about $22,200)
Rekers: 17,000€ (about $18,000)
K-Plus: 12,000€ (about $12,700)

Except for Hoffmann, all providers add extra costs for the foundation and crane. Additionally, there is the electrical subcontractor’s fee. Our favorite is Hoffmann because of the material quality and the fact that no crane or foundation is required, but 30,000€+ is quite expensive. With Rekers, we appreciate the TÜV certification and the fact that the electrical wiring is installed flush in the walls; they are also the only provider offering this in their package. Zapf and K-Plus have many dissatisfied customers, and Zapf is still quite pricey.

What are your experiences, or are there other providers known for delivering quality that we might contact? By the way, a steel or wooden garage is not an option for us.

We made a big effort to find a company that would brick our garage. After countless inquiries, we gave up. Not a single company was interested in building a garage for a private client. Some influencers have also pointed out that this is nearly impossible because companies are only interested in large projects and, in addition, the home improvement market is practically flooded.

What do you mean by not expensive? A fully brick-built garage with a pitched roof and fittings costs more than 40,000 euros (about 40,000 dollars).

50 m² + 10 m² extension (Poroton 17.5 cm (7 inches)), foundation, 4 m (13 ft) roller door, 2 windows, fire-rated door and side entrance door, flat roof and electrical installation

Anyway, yesterday the company Rekers was on site with a crane operator to take measurements. Unfortunately, the garage cannot be installed as planned. The garage—or rather the neighbor's plaster—protrudes by 3cm (1.2 inches) in one spot, and the entire roof edge is swollen due to moisture. Installation is impossible under these conditions.

This means either the neighbor has to redo their plaster, or the prefabricated garage is off the table. One suggestion was to reduce the garage width to 2.84m (9 feet 4 inches), but then there is hardly enough space inside to get out. Alternatively, the plaster and insulation could be removed.

Pretty unfortunate. I doubt the neighbor will redo the crumbling plaster on their garage just because of our project. We will try to talk to them in the next few days 🙁

Do Hoffmann garages also need to be sealed and plastered from the outside?

Oh yes, a post from the neighbor is also in the way and would need to be removed. I’m afraid to even ask about it 🙁

“Glued” with what exactly? – I only know of them being plastered on the outside and painted, skimmed, or left raw on the inside. The pumice boards are mortared in place. Hoffmann can also build with angled boundary alignment if the neighbor’s garage is 3cm (1.2 inches) wider on one end but not on the other. However, the pumice boards are usually thicker than the walls of precast concrete garages, which generally have a wall thickness of about 8cm (3 inches), as far as I know.

There is only one accessible area for our project, which is about 5m (16 feet) long. Garages, a fence, and a garden shed are in the way. Essentially, this means that the pumice concrete panels cannot be mortared or plastered on the outside. Additionally, plastering also serves as a type of protection for the concrete/pumice, so without it, moisture can penetrate freely.

What we don’t like about Hoffmann are the higher prices for gates, doors, drives, etc. For example, Hoffmann charges more than €300 extra for the same side door compared to Rekers. A €200 gate drive costs €800 at Hoffmann, while at Rekers I can get the best drive Hörmann currently offers—and this pattern continues.

Even all electrical wiring must be installed by the builder, including the wiring for the drive. The interior plaster is only available in a dark gray, which looks quite unattractive and further darkens the garage. It is unclear why white plaster is not offered.
