ᐅ What are the disadvantages of building an extension directly on the property line in our area?

Hello everyone,
We have purchased a plot of land and are planning to build a semi-detached house. The interested party for the neighboring plot wants to buy it on the condition that they can build an extension in the manner they desire.
The potential neighbor has spoken with us to obtain our approval, as they are not allowed to build without it. They want windows on the south and west sides, while we can only have windows on the west side. We believe their plan would cast a shadow over our house because their extension is planned to be built 2.30 meters (7.5 feet) lower than our house and the wall will be 3 meters (10 feet) high.
What are your thoughts on this? Can you imagine agreeing to this plan?
The construction company is pressing us to make a quick decision, but we don’t want to agree hastily without considering the possible impact on our house.

Do you already live on the left side?There is no house there yet, not even on the left side. We are starting to build next week. However, the construction company wants to sell the other half as soon as possible so that both houses can be built (almost) at the same time (and of course the construction company earns more money if two houses are built).
Since our house is not built yet either, we have no idea how it will look in the end.

xMisterDx3 May 2023 21:49Well, let's be honest. Even if there were no wall, the neighbor to the south would probably put up a divider to have some privacy on their terrace. Probably around 2 to 2.5 meters high (6.5 to 8 feet).
Why not build a barbecue area on the wall and extend the terrace further into the garden?

Jurassic1353 May 2023 22:02Hard to say. But moving his terrace away from you and around the corner is definitely valuable – it provides significantly more privacy. We also live in a semi-detached house but have a wrap-around terrace and often like to sit “around the corner” from the neighbors, because otherwise it really feels like you’re sitting right next to each other, even if there is a privacy screen in between. You hear everything and you can be heard as well. We really like our neighbors, but sometimes you just want to sit alone in peace or have a truly private conversation. If it doesn’t block too much sunlight, I would definitely consider it.
