ᐅ Affordable Providers for Building a Turnkey Home

Hello,

Since my parents are now buying a property and we might be able to purchase part of the land at a favorable price, we are considering whether it makes sense and is affordable to build a house.

I have already read quite a bit and done some research, etc.
But it is hard to navigate through the maze of all the different providers.

Now I hope to get some insights from those who have already gone through this process. 🙂

At the moment, we are leaning towards a prefab house. It should be built ready to move in (including painting and flooring), and the foundation slab should be included as well. Basically, an all-in-one package.
The total price should not exceed €200,000-250,000 (the land, etc., is of course extra, so the cheaper, the better).
It can be a simple single-family house without any fancy extras.

Have any of you had experience with certain providers?
We have seen many great options, but usually something is missing — either the foundation slab or the painting and floor coverings.

PS: Please avoid comments like “that’s unrealistic,” etc. I am only interested in hearing about experiences from those who have worked within this price range. Thank you :-)

The garden furniture also looks great on a patch of self-sown grass.
And we cover the knee-high step in front of the patio door with pallets for now. The same goes for all the dirt tracked into the house, and we also don’t mind that summer is already halfway over before the lawn can be properly used.
Of course, you can start with very little, but you also get much less in return. And the costs for paving, etc., don’t disappear just because you postpone them. Sooner or later, they have to be paid, so it makes sense to include them in the budget right away and avoid living on what feels like a training ground for the first five years.

By leaving out the exterior areas like the terrace, driveway, and garden, you can get yourself into big trouble so quickly.

That’s not really the issue here to begin with.

The main focus is on the AI estimate for the house. How much is planned for the land and whether or how much is allocated for other expenses is not part of the discussion. Since the original poster does not contribute any further comments, branching out the topic for them is unnecessary; all that information is available elsewhere in this forum and easy to find if someone wants more details.
Also, since Heinz von Heiden doesn’t offer their affordable houses as AI packages, their options don’t align with the original poster’s expectations.

In 2-3 years, I will be able to pay cash and won’t need a personal loan at the current 4-5%. Apart from that, these are just typical luxury problems of today’s generation.

In the past, it was quite normal to spend 5-10 years building your own home.

If you have the money... go for it. But don’t keep spreading that nonsense.

I just had an idea for a positive label for a budget builder’s service description: “All exclusive” *ROTFL*

Sooner or later, it has to be paid for anyway, so you might as well factor it in right away and avoid living on a construction site for the first five years.

Why would there be a knee-high step at the patio door? Not every house is built that far above ground level.
By the way, there are doormats to prevent dirt from coming inside.
No, paving probably won’t get cheaper in a few years, but by then you might have saved some money so you don’t have to borrow with 4% interest. Or you can do it slowly yourself and only pay for the materials.
