Hello everyone,

below you will find our plan. We are looking forward to your feedback.

Development Plan / Restrictions
Plot size: 900 m² (9700 sq ft)
Slope: No
Site coverage ratio: 0.3 or max. 180 m² (1940 sq ft)
Floor area ratio: None
Building setback (building line and boundary): 5 meters (16 ft) each from the street and neighbors
Number of parking spaces: No requirement
Number of floors: 2
Roof type: Gable roof or hipped roof
Maximum heights/limits: Ridge height (TH): 7.5 m (25 ft), Eaves height (OK): 11.50 m (38 ft)
Maximum driveway width: 5 meters (16 ft)

Homeowner Requirements
Style, roof shape, building type: Gable roof
Basement, floors: Basement and 2 full floors
Number and age of occupants: 2 adults, 2 children: 34, 33, 8, 6
Office, family use or home office?: Office will also be used as a guest room
Number of overnight guests per year: 12
Open or closed architecture: Semi-open
Traditional or modern construction: Modern
Open kitchen, kitchen island: Kitchen island
Number of dining seats: 10
Fireplace: Yes
Built-in sound system: No
Balcony, roof terrace: Balcony
Garage, carport: Garage and carport
Utility garden, greenhouse: No
Additional wishes/special features/daily routine, including reasons why certain elements are wanted or not: A children’s bathroom on the upper floor is not necessarily desired. We prefer a utility room on the upper floor because we want to do laundry there.

House Design
Designed by: DIY
What do you especially like? Why?: Own wardrobe; kitchen and dining area (we cook a lot) are not visible from the living room sightline.
What do you not like? Why?: The terrace roof with 2.80 m (9.2 ft) is actually too short.
Budget limit for the house, including features: 750K
Preferred heating system: Geothermal heat

Why was the design created this way?
It is well adapted to the plot conditions (corner lot) and our family’s needs.

What do you think are its biggest strengths or weaknesses?

We think it fits well with our needs (spacious living room and large kitchen, plus a separate wardrobe). Perhaps the master bedroom is not optimal because it might be too tight for two bedside tables, partly due to the chimney.

What is the most important/basic question about the floor plan in 130 characters?

Do you think the floor plan will work well in practice? What improvements would you suggest?
We planned a sliding door to the kitchen but are unsure whether to include a door at all, and if so, what kind. The same question applies to the wardrobe. Would you adjust the window arrangement in the living room?

Is this really enforced so strictly in practice?

Absolutely.

Who actually approves the chimney or checks in advance whether the design complies with current regulations?

…the local chimney sweep. He is the authority for stoves and fireplaces. Nothing proceeds without his approval.
But aesthetics are not his concern. And if the chimney is located as planned, it often doesn’t look good because, as far as I know, it must extend above the ridge.

Happy Good Friday everyone,

we decided to move the fireplace to the other side, so the chimney will exit on the gable side. Additionally, we have adjusted the windows again (among other changes, the corner windows are gone):

Two-story house floor plan: ground floor with living area, kitchen; upper floor with two kids’ rooms, hallway, balcony.

We also really like the exterior of the house we used as the basis for the floor plan:

Modern two-story house with glass balcony, terrace, and garden.

Our views would be:

North

Modern gray house with pitched roof and flat roof extension featuring glass fronts and wooden flooring.

West: We need a dormer because otherwise you’ll hit your head on the roof when climbing the stairs due to their position. The attic is intended as a future expansion area. Unfortunately, I couldn’t add dormer windows in the software.

Modern white two-story villa with large sliding glass doors, interior wooden flooring, and terrace.

South: We decided to skip a window in the dressing room

Modern white single-family house with pitched roof, chimney, carport on the left, and wooden terrace.

East

Gray two-story house with flat roof, several windows, entrance door, and garage on the right.

We look forward to your feedback. Maybe you have further suggestions for optimization.

Very good.

The south side looks like a face with a missing tooth 🙁
Why do you talk about a panoramic window if you are planning a window strip? The living room could really use a floor-to-ceiling window. Otherwise, you might as well plan the room in the basement. The flat is too valuable for that.

Then the house is poorly designed if you have to add a dormer on the roof just to make the staircase usable.
I’m out for now.

Haha, "gap between the teeth" fits quite well! 😀 Unfortunately, we can’t come up with an alternative.

It’s a pity, your comments have been constructive so far. To label the entire house as a design failure just because of a dormer... I don’t know. Yes, we never really intended to build a dormer in the first place! However, we have learned that planning is as complex as a long equation dependent on many variables. In our experience, you can’t just insert every desired variable into the equation. The result is what counts in the end. Here and there, you have to make compromises. That’s why I find the shift from “awesome ground floor” + upper floor to “complete failure” quite extreme. But well, that’s your opinion. Still, thanks for the feedback, which we have appreciated so far.

The house we used as the basis for the floor plan also appeals to us a lot in terms of its exterior:

Which model is it?

If you mean that gable dormer, which oddly only appears in the eaves-side view: I think you are planning something that hasn’t fully settled in your spatial understanding yet. Please show a floor plan of the attic (especially where the potential space for expansion is supposed to be). Has the basement been removed from the plans?

The "loft" has a large knee wall in the design. Two floors are being discussed here, although four floors are planned.
