Hello everyone,

here is another floor plan for constructive discussion.

Plot size: approx. 860m² (0.21 acres)
Slope: no, level ground
Building envelope, building line and boundary: see sketch
Edge development: garage
Number of parking spaces: double garage
Number of floors: 2 + basement
Roof type: gable, ridge running east-west
Style: house
Orientation: in the attached sketches, north is at the top, meaning the house will stand "straight"
Maximum height / limits: N/A
Additional requirements: all specifications have been considered by the planner

Homeowners’ Requirements
Style, roof type, building type: see sketch
Basement, floors: 2 + basement
Number of occupants, age: 2 adults, 1 toddler, provision for up to 1 more child
Space requirements on ground floor and upper floor: see sketch
Office: family use or home office? both, thanks to KVM switch, easily possible
Overnight guests per year: 5-10 nights
Open or closed architecture: rather open
Conservative or modern construction: rather modern
Open kitchen, cooking island: cooking island not a must, but probably useful

House Design
Who designed it: planner from a construction company after several iterations
What do you particularly like? Why?: in our opinion, the plan is open and modern, yet still "cozy" and "comfortable"
What don’t you like? Why?: nothing bothers us in this iteration anymore

What is the most important/fundamental question about the floor plan in 130 characters?
After many iterations with several planners, we now have a design that we not only have no objections to but really like and look forward to.
Does the forum see it the same way?

The biggest discussion points are probably the corridor in the upper floor hallway and the balcony in general.
However, these were two features we really liked and were more or less fixed. Essentially, our wish “gimmicks.”
It should be noted that the garden will be on the south side; behind the garden there is a little-used footpath and beyond that (with a slight slope) a small stream and meadow. So, the view would be quite nice.

Otherwise, the plot is located on a curve (street to the north), with a neighboring property and a garage built on the boundary to the west, and also a lightly used footpath on the west side.
Life will mainly take place south and southwest of the house.

I also see the pantry access as a disaster. It’s not necessary at all. A proper door next to the row of windows still leaves enough space for a small tall cabinet setup.

On the other hand, I find the staircase completely unproblematic. Anyone who builds stairs knows what to do. And measurements are only taken once the shell of the building is finished anyway.

Is a shower really necessary on the ground floor? Otherwise, my proposal would work quite well. The passage to the pantry would have a fitted door. Unfortunately, you don’t want to change anything there anymore.

I would reduce the distance between the house and the garage to 2.5 m (8 feet). The bicycles can also be positioned north-south. That way, the house remains at the same distance from the western boundary.

However, by then, it’s too late to deal with the consequences of realizing that if the designer is a fan of M. C. Escher, the stair builder would have to be just as much of a Houdini fan.

A pantry is mostly a waste of space and, more importantly, money, unless you actually cook and preserve hundreds of jars of jam, home-canned vegetables, and so on. At the usual estimated cost, that’s about 12,000 EUR for just under 4 m² (43 sq ft), of which less than 1.5 m² (16 sq ft) is actually used for shelving.

There are no foreseeable supply shortages, and if I can’t get groceries at the supermarket for four weeks, we have much bigger problems... In that case, having a pantry in the house would more likely be a reason to be robbed, shot, or attacked.

The plan still shows a 60 cm (24 inches) wide passage. Even if only 75 cm (29.5 inches) net remains, that is only 6 cm (2.4 inches) less than standard interior doors here. That doesn’t look like a disaster. But you couldn’t have known that because I forgot to mention it.
Whether you generally like this type of door or not could probably be debated at length.

Whether it’s really necessary or not is another question – we want it.
You had planned an additional master bathroom upstairs for us in return – which we don’t want.
We discussed it at length, but we think it’s more practical to have a shower both upstairs and downstairs and also a full bathroom accessible to everyone.
The larger pantry from your proposal doesn’t bring us any real advantage. It doesn’t need to hold half a cow 😉 since we will have more than enough storage space with the basement, garage, and attic.

Make sure to consider early on where the open cabinet door will be positioned. The standard is for it to open into the room, which I find quite impractical in that spot. Kitchen cabinet fronts that are 80cm (31.5 inches) wide are generally more expensive. You should be aware of that as well.
The placement also needs careful planning to ensure that suitable tall cabinets can be placed properly on both sides.
