Why is the design as it is now?
Requirements and many attempts with our furniture. As much garden as possible on the south and east sides.
What is the most important / fundamental question about the floor plan in 130 characters?
How much clearance should be planned on the north side for the garage or carport? The passage should allow room for people and bicycles (bicycle shed planned behind the garage/carport). Is the overall design usable or have we overlooked something?

A house is currently being built to the north. It is located in the northeast of plot number 173/5. Moving the house to the east could potentially lead to higher development costs, possibly requiring an inspection shaft/sump pump system, etc.
The gravel road cannot be used as an access route; the houses to the north apparently still have some form of legal protection or exemption.

The access remains tricky if a turning area on your plot is a requirement. But the neighbor beyond next to the north manages it just fine ;-) Have you based your plans quite a bit on that neighbor?
By the way, the houses to the north have their east sides pretty much aligned and quite close to the (east) property boundary. This could be some kind of building line that you might have to observe according to §34. It would be interesting to know exactly where the house directly north of yours is located. If that’s the case, the room layout should be different than if you were allowed to build as far to the west as possible (i.e., 3m (10 feet) from the neighbor’s boundary). I would clarify this before investing too much time and emotional attachment in the floor plan.

Do you already have a company in mind to build with, or are you planning to start exploring first to get a feel for the plot?
Can you also provide the measurements of the plot (the overall rectangle is enough, excluding the driveway)?
