Additional wishes / special features / daily routine, also with reasons why some features are wanted or not:

House design
Planner:
- Do-it-Yourself
What do you particularly like? Why?: Shower niches in the bathrooms, large children’s rooms facing west, L-shaped living-dining area instead of a narrow layout
What do you dislike? Why?: Upper floor bathroom, office located in the southeast instead of northwest
Cost estimate according to architect/planner: 580,000 EUR
Personal price limit for house including fittings:
Preferred heating technology: Air-to-water heat pump with underfloor heating.

If you had to give up, which details / extensions
- could you give up:
Office on ground floor (if replaced by usable basement space)
- could you not give up:
4 bedrooms

Why is the design as it is now?
Requirements and many attempts with our furniture. As much garden as possible on the south and east sides.

What is the most important / fundamental question about the floor plan in 130 characters?
How much clearance should be planned on the north side for the garage or carport? The passage should allow room for people and bicycles (bicycle shed planned behind the garage/carport). Is the overall design usable or have we overlooked something?

Best regards,
Hausbaurer

Is the neighbor’s driveway supposed to access the garages this way?

Then the roughly 4.5 m (15 feet) width is definitely too narrow. In my opinion, it should be at least 6 m (20 feet). Plus a 3 m (10 feet) gap for turning backward. Good luck with daily maneuvering.
No, the garage doors are supposed to face west.

Right outside your kitchen window? Nice 🤨 *Note the sarcasm*.

The idea is a practical one: short distances for waste removal. If that proves impractical (due to odor or similar issues), a new location would have to be found (for example, northeast).

Does the neighbor enter their garage from the north or the west (since you mentioned a shared driveway)?
What is it like to the east — is the railway embankment elevated, or is there still a view of the canal? Friends of ours live in Fach and from a terrace on the upper floor they have a really nice view of the canal — it’s almost like Hamburg :p .

To the east there is a gravel path for pedestrians and cyclists, then the railway embankment and the canal. Both are higher than our plot, so there is no wide view.

What I still don't understand – but which seems essential for the site layout – is how the neighbor plans their driveway (from the west) and how the shared use of your access driveway (why?) is supposed to work. Also, why the neighbor doesn’t move their garage as far north as possible, but instead leaves 1.5m (5 feet) of space from the property line there (why?).

How finalized is the neighbor’s planning, or are these just "homegrown" sketches as well?

The neighbor of 190/25 has a rather deep entrance base to their front door (north side). If we fenced off our driveway (3m wide (10 feet)), they would have trouble getting their cars past their house. That’s why we agreed that both of us can use the full width of our two driveways together.
They don’t want to move the garage as far north as possible to avoid any possible damage or similar issues from us. That’s why there is about 1m (3 feet) or more of space from their northern boundary. All of this is just preliminary considerations; nothing has been implemented yet.

I had pictured it like this. Maybe shift the kitchen window to the north?

First, I’d recommend having this officially recorded in the land registry—with all associated rights and obligations. Otherwise, if either of you sells, these “agreements” won’t be valid anymore, which could lead to major disputes.

If you’re planning joint use anyway, why not fully share the access—including access to his garage from the north side?
Could you roughly sketch his house onto the site plan?

Regarding the floor plan—unlike many prefab house plans, you require 4 rooms plus a bathroom on the upper floor. That makes finding ideas more challenging.
But why should the children’s rooms face west? A new house will be built quite close there. Placing both children’s rooms facing south (for example, with dormer windows) offers a much nicer view. The bungalow to the south also looks quite new; although the plot is divided, it’s used jointly, and I don’t expect that to change anytime soon. Also, an access road for a rear property would be difficult there. The most pleasant and “private” sides of your plot are to the south and east (there are trees in front of the railway embankment).

My suggestion would therefore be children’s rooms facing south, and the master bedroom probably northwest (ideally east, but how noisy or busy is the railway line?).
