The house is located directly on the street. Distance to the neighbors on both sides is 3 meters (10 feet), so no possibility to adjust the width.
The entrance is on the side. Since the house faces the street, the living room, dining area, and kitchen are planned on the north side, facing the garden. All other rooms face the street side. Knee wall is 1.80 m (6 feet), roof pitch 30 degrees. Bedrooms and bathroom also face the garden side.
The pantry is currently hidden but we are considering integrating it into the technical room. Underfloor heating with heat pump. Photovoltaic system is also installed (west side).

Could you add dimensions to this image
The plot is quite long.
And if the house is made narrower, around 8 to 9 m (26 to 30 ft), it should be possible to fit something about 12 to 13 m (39 to 43 ft) in length. @Steffi33 ... by the way, the house is very nice.
I would personally prefer a front entrance. Also, could you maybe answer the question that has been asked several times about whether there is a sidewalk in front of the plot? I can’t really tell from the Google photo. Perhaps you could also provide the approximate width of the sidewalk?

I would definitely apply and wait instead of living with that "right-on-the-street" situation. Everything really argues against it. And you still have plenty of garden space at the back. I would much more miss a small front garden... Back then, we also fought for every meter away from the street... and it was worth it 🙂 The actual building line of the neighboring houses is at the level of the garage doors. By the way, our lot is also 17 meters wide (56 feet).
You have a really beautiful house!
We have given the matter a lot of thought. We are aware that the lot is not perfect according to the current zoning plan (building permit / planning permission). But we do not need a front garden. We prefer to have more space in the backyard.
Therefore, the house will remain directly adjacent to the street.
Even if we could move the house slightly further back, we would still place the living and dining areas facing the garden side and put the rest on the other side. The utility room doesn’t really matter to me whether it has a window or not. The guest bathroom will not have a large window either, regardless.

I can't clearly tell from the Google photo. Maybe also include the approximate width of the sidewalk? I can check the measurements this evening. But the architect said back then that we don’t have much room to change. We might have a little more space on the side…
Yes, the house is next to a sidewalk. However, I don’t know the width of the sidewalk.

But the architect said back then that we don’t really have much flexibility there. The dimensions in the floor plan look like a production house – do you really have an architect, or is it more someone who is handling the drawing submission for the building permit / planning permission on behalf of the house supplier?s_mhofma schrieb:

You can also measure them from the geoportal.Yes, it is a prefab house. But we really planned the floor plan with an architect. We are currently on the sixth draft and, apart from changing the pantry, it is final. We were not completely satisfied with the architect, so I wanted to share the floor plan here as well. As I said, the plot is certainly not ideal, but unfortunately we cannot change that or the development plan. So the question is whether we might have overlooked something in the floor plan or if something could be optimized? And yes, the house will be built facing the street.Maybe a silly question, but what impact would the width of the sidewalk have on the house?

To be honest, I have thought a lot about this post today.
...“rather than live with this situation”
...“everything really speaks against it”
Sorry, not everyone has the chance to get a plot of land at all. Let alone one that you can build on however you want. If I could have chosen, I would have preferred a large open plot without boundaries and not on the street.
I didn’t have a choice, and the reasons don’t matter here.
I have also mentioned several times that we have no other option.
And for me, a front garden is just wasted space; I don’t need it.
Your bungalow is beautiful, really.
But those statements are not acceptable. What do you hope to achieve with this? That I sell the plot now? Or cancel the house purchase contract as well?
Constructive criticism is welcome here and is exactly why I shared the floor plan. But these statements are really not okay.
