we are currently working on our floor plan and are starting to get a bit frustrated.
We have now had an optimal floor plan created for us.
We are very satisfied with everything except that the child II room feels too narrow.
The depth in the entrance area (child II) is about 2.5 m (8 feet 2 inches). The depth in the lower section is about 2.37 m (7 feet 9 inches). For comparison: child I is approximately 3.58 m by 5.0 m (11 feet 9 inches by 16 feet 5 inches).
According to our draftsman, this is due to the fact that, according to the current DIN standard, stairs must have a minimum tread depth of 260 mm (10 inches). This makes the staircase significantly longer than in the floor plans we previously reviewed.
Maybe someone here has a good idea on how to still improve this situation.
We appreciate any suggestions.

Where is the driveway? What does the yellow color indicate? I would swap the entrance and the garage! This way, you can also make better use of the west side and create a second terrace next to the entrance. I wouldn’t rule out choosing a different house design instead of the now rather boring standard villas, but there isn’t enough information about the plot for that. Tip: use proper furniture layouts instead of being misled by dollhouse-style templates!

Peppoderwilde4 Feb 2023 11:05The double garage was important to me, although not at any cost. The only alternative would have been a smaller garage. In the first floor plan, we would have had to make do with a smaller garage (3.85 m) (12.6 feet).
The garages are only allowed to be built within the building envelope and its extension. Initially, we wanted to place the garage on the other side. However, if we placed the garage on the other side, we would have to maintain a 1 m (3.3 feet) distance from the property boundary. This option was therefore discarded.
Plot dimensions:
At the front approximately 19.5 m (64 feet)
At the rear approximately 20.4 m (67 feet)
@ypg The area marked in yellow is the street. Unfortunately, the garage issue is off the table (see above). We did not create the floor plan ourselves, so I have no influence on the furnishing.

According to the overview, the neighbor to the left of us is also building an urban villa. The garage there is also on the left side. So there would be about 3 m (10 feet) of free space between our garage and the neighbor’s house.
